I’ve gone on record saying that I think the new lamp posts on H St, NE look fantastic. I just wonder if they will ever emit light…? These were installed since at least March ’10. How long do you think it’ll be until they actually work? Will it have to wait until all the streetcar construction is completed?

History has shown that I’m horrible at guessing prices but I’m thinking $2400? What do you guys think?


At the end of this year the H St, NE shuttle stopped running from Chinatown to H St, NE (and a bit of Bladensburg Rd) and back. I noticed one of the shuttles (pictured above) by Mt. Vernon Square. Do you think the shuttles will be painted over and used for something else – or will they just get mothballed in case the service gets funded again?
On a related note, has the suspension/end of the service affected how often you got to H St, NE?

I had the chance to check out a media preview of Church and State opening at 1236 H St NE above Fruitbat nestled between the Pug and Granville Moore’s. It is a pretty small space with seating for about 40. Church and State comes from the same folks behind Wisdom located at 1432 Pennsylvania Ave. SE. To me it had a very similar feel to Wisdom. Which is a good thing because I really like Wisdom. (More photos to come after the jump.) And the drinks are good too. While I didn’t like the Mai Tai at all, I thought the Moscow Mule (vodka and ginger beer) was one of the most delicious drinks I’ve had in a while. I think this’ll end up being a good date spot for H St, NE.

Once again, much of the conversation from the original Good Deal or Not (GDoN) post focused on crime and how it affects the perceived desirability of a particular location. I can’t believe that nobody even touched the subject of this property being advertised as “Capitol Hill”. Personally, I would have gone with “SoFlo”. Or is it really “H Street” or “Atlas District”? The name of the condominium is “NOMA Overlook”, which is understandable given that NOMA now actually has a real live Harris Teeter and is a mere six blocks away.
The listing comments mention that there are a total of six units in the building. The two current active listings appear in the link above. Given that this relatively recent settlement is reported to have been financed with an FHA loan product, I assume that the other couple of units have settled as well. That comp information has not been shared as yet. Unfortunately, for the one unit that does show as settled, we can’t calculate the price per square foot since the listing does not include the square footage and the recent condo conversion units have not appeared in tax records yet.

After a devastating fire last June, the Argonaut (1433 H Street, NE) has recently completed an extensive renovation. I’m loving the new gigantic ship-like bar on the first floor.
