The Craigslist ad says:

“Very comfortable one-bedroom apartment in the heart of Adams Morgan. Separate living and dining areas, central air conditioning, washer and dryer in unit, private balcony with city views and a roof deck in the building.”

Does $1695 sound reasonable for this 1 bedroom with balcony?

Ed. Note: there is also a $35 application fee. Yesterday some folks thought that was an indication of fraud. I believe many apartments have a legit $35 fee. Of course you always have to be cautious with Craigslist.

The flier says:

“Open 2 bed/2 bath Loft apt in boutique Greenwich on a quiet street in Adams Morgan with EXTRA-LARGE private garage parking and storage – only one in building! Wonderful kitchen w/ Uba Tuba black granite counters/bar, SS appliances (gas cooktop), gas FP, Juliet balcony overlooking courtyard, wash/dryer, travertine baths, HWF, and high ceilings!”

You can find more info here and a virtual tour here.

We judged this building about a year ago. As always, I psyched to be able to check out the inside. Which leads me to a question I’ve recently had – do you think it’s easier to sell a place with furniture in it? I have a tougher time appreciating it when it is empty. Of course we’ve seen some ridiculous furniture in GDoN posts. Which do prefer – furnished photos or vacant?

Anyway, what do you think of this condo? Does $595,000 sound reasonable for this 2 bed/2bath?

The mural on Champlain near the Marie Reed Center seems to be in danger of disintegrating. I thought I’d capture it for posterity.

Back in the begining of Jan. we heard that Adams Morgan was getting a new coffee shop at 2204 18th Street, NW. It has officially opened. It’s a nice little space with pastries and other food options (the menu was still be finalized when I stopped in) as well as coffee. To the reader who inquired in a previous post – they don’t have the comfy chairs like Tryst. But it is a very comfortable and clean looking space. Anyone try their coffee yet?

The one above is hilarious. It’s got a serious Napoleon Dynamite vibe going on. You can see previous chalk art here, from Bourbon on 18th Street, NW in Adams Morgan.

Washington Business Journal reported the news yesterday:

“Adams Morgan nightspot Leftbank will close its doors on Saturday.

When reached by email, manager Gaye Gunes said the business has been sold, and the space will reopen as a new restaurant. No details on the new spot were immediately available.”

Leftbank was located at 2424 18th St., NW. I’ll be sure to update when more info becomes available about the new restaurant. Were there any fans of Leftbank out there?

From an email:

I’m the the process of opening a new comedy room in Adams Morgan. We launch on Mar. 13th and comics scheduled for our debut include:

This will held in the upstairs bar of El Rincon (1826 Columbia Road, NW – a few steps past the Suntrust Bank).

Final details are still being worked out but the first event is likely to cost $20 and include dinner.

The flier says:

“Bright efficiency with new kitchen at The Georgian. Beautiful hardwood floors, roof deck, extra storage. Condo fee includes all utilities. Walk to Dupont red line metro. Cats only allowed.”

You can find more info and photos here.

I’m guessing the unit itself is pretty small but it’s pretty sweet to have a roof deck. Do you think $199,500 sounds reasonable for an efficiency at this location?
