Back in Dec. 2011 a reader noted that work had begun on the former AM PM Carryout roof at 14th and V St, NW. Permits still list Dupont Italian Kitchen as the owner though it’s still not clear if they plan on opening a Tex-Mex place called La Fonda in the space. What is clear, is that this project is huge. They have gutted the entire building:

You can go to the alley and look in the back and see all the way through to 14th Street:

I can’t wait to see how this turns out. And who moves in…

Remember this scene because it’s gonna be unrecognizable soon.

While, I still miss my beloved Taco Bell, the renderings of the future 14th and U St, NW plus the promise of a Trader Joe’s will get me through this.

Though I will be rather saddened when I can no longer see one of my favorite city signs:

Have you seen the renderings for the proposed Walmart locations on Georgia Ave. and Fort Totten? Check it out. Not too bad, assuming they really end up that way.
Speaking about the buildings not the business – thumbs up or down on the design?

I’m noticing signs for Cas Riegler all over town. Check out what they have in store for 1324 14th, NW:
Their Website says:

Lionel Lofts is located only 2.5 blocks from the metro, steps from the Central Business District (CBD), and in the midst of the most vibrant retail, shopping, nightlife and neighborhood amenity corridor in the City – which includes over 266,000 sf of retail (Whole Foods, Vida Fitness and a variety of restaurants and nightlife). There are only five units in what will be an immaculate restoration of the old Lionel Trains store. Each unit will feature a private outdoor space, high end finishes, gourmet kitchens, and double height space with lofted bedrooms.

So wild to watch the changing landscape. You can watch the progression of the Old Nehemiah Strip Mall to demo to construction here. It will:
“consist of 255 residential homes, ground floor retail, two-level underground parking structure, and associated amenities.”

I’ve always been fascinated with the science and precision behind moving houses. Sending you a few pics of the triangle between New York Ave and K Street, NW. This small building is off its foundation and ready to go.
The old Victorian house (photo below) is stabilized for the move, but hasn’t gone anywhere yet. It’s my understanding that all of these historic structures will be aligned next to one another somewhere on the block to make room for the new Medical School Association building. Is this correct?
For those not familiar with the project, WBJ reported:
“The Association of American Medical Colleges has selected Douglas Development Corp.’s site overlooking Mount Vernon Square for its new headquarters. It plans to occupy the property by the fourth quarter of 2013.”
No doubt this is gonna be another amazing transformation. Glad to see they are saving these great old houses too. We’ll revisit as construction progresses.


Dear PoPville,
Yesterday and today, while biking to work, I noticed folks beginning reconstruction/renovation work on the retail building at the SW corner of North Capitol and P Streets. The building was obviously hit by a car many years ago . . . doing significant damage to the corner of the building. It’s been a vacant eyesore for many years and I’m hopeful that the building’s restoration might lead to a new non-bullet-proof-glass retail business on a depressing stretch of North Cap that’s dripping with potential.
Anyone hear any rumors of who may be moving in?
