Here is a beautiful rowhouse in the vicinity of the Bloomingdale neighborhood. It is located at 2303 First Street, NW. I totally dig the huge windows and third floor balcony. The flier says:

“Majestic 3 story victorian on one of the most coveted blocks in Bloomingdale/Ledroit neighborhood. Every buyers dream fixer-upper. Very livable, loads of original details, beautiful wood floors, pocket doors, wood floors, high ceilings, kitchen w/ granite/maple(apprx 10 yrs)finsihed bsmt w/ beautiful stone wall, great light, fab master suite w/ fplc, huge bath.”

More details at the Red Fin Web site. The price was originally $685,000 but is now on the market for $649,000. So good deal or not?

Here’s another example of a beautiful rowhouse that has been divided into condos. (I’m not judging, I’m just saying.) It is located in a prime location at 1360 Kenyon Street, NW.

The flier says:

“Stately rowhome converted into 5 luxury condominiums w/ hardwood floors, top-of-the-line stainless steel & granite kitchens, washer/dryer in units & more! Just steps from the Metro & all of the fabulous shopping, dining and entertainment in Columbia Heights! * * Off-street parking avail for purchase at $35,000 **”

You can check out an interior photo here.

I walked into it and I have to say the layout was a little funny kind of like what they used to call rail road. Anyone else check these out. The location is great and all the condos are 2 bedrooms/2 bathrooms. Prices range from $399,995 – $474,995. The $474,995 unit also comes with a rooftop deck. So given this great location – good deal or not?

This is a very interesting offering located at 1740 New Jersey Avenue between S and Rhode Island, NW. The flier says:

“A Very Rare Offering — Originally a Doctor’s office and residence. First level offers a 3 room suite plus bath off the main living area. Some recent improvements made while still offering you a palate in which to create your ideal home. Tax records indicate approx 5632 sq ft.”

Lots of interior photos at the Red Fin Web site here.

The price is $799,900. It’s been on the market for 319 days. So good deal or not?

The flier says: “LOCATION LOCATION LOCATION!!! Zoned C2A, mixed use. Business on 1 level and live/rent out others. Blocks from Howard University, Petworth metro, Columbia Heights metro, a lot of upcoming retails everywhere. Hurry hurry hurry. .. .make an offer!!! Also for lease $3,500/month.” More details found here. The location is 2915 Georgia Ave and the asking price is $549,999. I think that may be the most insane asking price I’ve ever encountered for a package like this. Would a “mixed use” zoning increase the value substantially? Is this asking price pure fantasy?

This property at 1206 Euclid Street says:

“4500 sq Ft 6 bedroom 3 bath victorian home built in 1910 lovingly restored and renovated from top to bottom, Enormous high ceilinged rooms, restored woodwork and hardwood throughout, large closets, gourmet stainless granite kitchen, chandeliers throughout…”

We have a two bedroom, two bathroom condo in a brand new building located at 1307 Clifton Street. Check out the details at the Web site here. Looks pretty good for a brand new two bed, two bath. I really like the location although I suppose it is a decent walk to either the U Street or Columbia Heights Metro. So what do you think, good deal or not?

$399,900

I thought these houses just east of 14th Street on Riggs were public housing. But check out the Web site for this house for sale. It looks incredible on the inside. According to the Web site this house is going for $674,900. Wow. Does public housing ever go for sale at market rates? Anyone know the story here?

Now, I’ve visited a lot of homes since I started the ‘good deal or not’ feature. I can tell you I have absolutely no stake in whether this home sells or not. Now having said that, this is by far the most incredible home I’ve seen in the Columbia Heights area (besides the million dollar beauty). I mean it is seriously incredible. It looks just like a normal house from the outside but that is quite deceiving. It has two staircases, multiple fireplaces, a skylight, a carriage house and a huge yard and driveway. The only thing wrong with it in my opinion is that the main house has some goofy wallpaper. It has three bedrooms, two full baths, and one half bath. check out all the details and some inside photos here. The original price was $839,000 but it has now dropped to $775,000. But seriously check out the photos before you make your judgment. This house blew me away.

This house is located at 3814 Kansas Ave. The remarks say:

All new light fixtures and 9’ high ceilings throughout. Much of the original trim and woodwork has been preserved, including 5-panel doors and oak flooring. Walkout basement and walk-up attic for extra storage.”

The full listing and photos can be found here.

The asking price is $545,000. So what do you think – Good deal or Not?
