I always thought this place was one of the best deals in town so I’m not surprised it has sold out. The location is stellar as it is a stone’s throw from 11th Street and Red Rocks as well as the Petworth Metro. And with the prices in the mid 200s that sounded pretty sweet. Enjoy.

Remember these houses/condos with the awesome copper roof? I noticed they were for sale. So let’s give it a go. The one I’ll feature is a two bedroom two bathroom located at 1322 Fairmont Street in Columbia Heights. The Web site says: (more…)

I thought this one was an interesting one because it looks like it might be a fixer upper. It is located at 743 Quebec Place, NW. The flier says sold “Strictly As is, 6 bedrooms, 3 full baths, two decks, original hardwood floors, original wood details, skylight, bay window, parking…”.

The price – $499,000. Sounds a bit ambitious to me. Good deal or not?

The “house” with the awesome mural is for sale/rent. It is located at 1020 Girard. I have no idea how much but it seems like someone could make this into a pretty fresh abode.

This is a very interesting house located at 3648 13th Street. The flier says:

“Total renovation of semi-detached row house to Mediterranean-style contemporary building with two fully seperate units and over 2,300 square feet. Ultra high-end finishes adorn this multi unit property with hard to find European tile with steel accents, steel fencing and steps, 2 granite kitchens with top of the line features. The self contained luxury apartment has front and back entrances 2 bedrooms, 1 bathroom, washer dryer, CAC. The upper unit is spacious with 3 bedrooms, 2.5 bathrooms, gas fireplace, Jacuzzi, walk in closet…1 car parking available under rear deck.”

I couldn’t find any pictures from inside but it sounds pretty nice. What interests me the most about this house is the two units. So I guess you buy the whole house and can rent out one of the units. How much do you think you could rent the 2 bedroom, 1 bathroom for? Anyway, it makes figuring out the price a bit more interesting. The price is $699,000. So good deal or not considering it is broken into two units?

The house pictured above at 4108 4th Street was on the market for a whole 2 days before selling. The flier said, “This beautiful bungalow style home in the quiet Petworth neighborhood features a large living room and formal dining room, 3 bedrooms, a beautifully renovated eat-in kitchen, remodeled bathrooms, gleaming hardwood floors, and a private back yard…” Apparently it sold for the asking price of $449,000. Do you think it sold so quickly because it is a detached house? Was it a good deal or not?

Located at 1616 11th Street, the Logan Park condos available range from $359,900 to $575,000. The flier states: “16 units, stainless steel appliances, retro accent lighting, iPod docking stations, steps to Shaw and U Street metros, secure underground parking, expansive common roof terrace…”

Units available include a 1 bedroom 1 den 1 bath 682 square feet for $359,900 with $176.33 condo fee.
2 bedroom 2 baths 1087 square feet for $499,900 with $280.05 condo fee.
Penthouse 2 bedroom 2 baths 1087 square feet for $575,000 with $311.17 condo fee.

More information here. Click on Logan Park. So good deal or not?

Ed. note: I’m happy to feature fixer uppers please send me addresses if you come across them otherwise I’ll keep my eyes peeled for them.

I thought this would be an interesting good deal or not because it is just down the street from a sweet good deal or not home featured two weeks ago. That one was completely renovated and is going for $824,500. This one is located at 2813 13th Street and is an end unit row house. The flier says, “Lots of space for the money (3959 sq/ft) Freshly painted throughout and shows beautifully! Formal DR, large Kit w/ sunroom, 5 BR + 2 den/study, CAC, gas fireplace and full unfinished basement.” The asking price is $729,000. So good deal or not? In addition, is it a better or worse deal than the one up the street?

Ed. note: If anyone finds interior photos please post a link in the comments.

The rentals are a bit tardy this week so I thought I’d put up an interesting good deal or not house. By the by, how often would you like to see the good deal or not feature? As it is once a week, twice a week, three times a week or daily?

Back to the matter at hand. This house may be familiar to some because it has the crazy rock garden and tschotkes. The flier says 5 bedrooms, 3 full baths and 2 half baths. It is located at 3400 Holmead Place around the corner from the Tivoli. Another funny thing about the flier is that it has stapled to it an ad for the Allegro being built at Newton and 14th and an ad for the Kenyon Square Condos. The price has dropped from $890,000 to $829,000. So good deal or not? Rock garden after the jump. (more…)

Located at 1017 Monroe St., #1 this condo is a stone’s throw from Columbia Heights Coffee and Red Rocks. The flier says renovated in 2006, 3 bedrooms 2.5 bathrooms, 1344 square feet, 2 levels, private back deck, and condo fees of $200 per month. The asking price is $499,000. So good deal or not?
