From Craig’s list ad:

Beautiful 1-bedroom (517 sq. feet) terrace level apartment, located 3 blocks from the Georgia Ave/Petworth Metro station (Green/Yellow lines). Newly renovated one year ago. Big windows give lots of light on a quiet street, close to all conveniences of the city. Gorgious hickory wood floors throughout, with stainless steel appliances (gas stove, dishwasher, large microwave). Central A/C, jacuzzi tub, garbage disposal. Washer & Dryer in unit. No pets, no smoking. 1 year lease preferred (renewable). Street parking is easy, and apartment is very walkable to the best of Columbia Heights! 3 blocks to Georgia Ave Metro, or 5 blocks to Columbia Heights station. 1 block to the Looking Glass Lounge bar and restaurant (previously Temperance Hall). 4 blocks to new Target, Best Buy, Giant Foods, Washington Sports Club, Starbucks. 5 blocks to Wonderland Ballroom. $1350/month, water included. Utility bill averages $50/month in summer and only $25/month in winter. 1 month security deposit and $20 application fee (for credit check) required.

The owner writes, “I just need to see if people think the rent is reasonable… it’s so hard to tell, especially considering that I’ve seen one bedrooms in the area go anywhere from $800-1800!”

So do you think $1350 sounds reasonable for a one bedroom rental in this location?

An interesting comparison is a group house listing from craig’s list also sent by a reader.

The are asking $570:

Our Columbia Heights group house is looking for a new housemate for a good-sized room with a private deck. Move in would be on March 1st. The house is 3 floors with 2.5 baths, separate living room, dining room, large kitchen, and large back deck that is perfect for grilling. Central air and heat, washer/dryer, dish washer/garbage disposal, and cable/wireless internet. Rent is $570 (plus a $525 security deposit). Utilities (electric, water, cable and internet) are not included and usually range from $60-$100 per month. We also have a housekeeper come clean once a month, which costs about $15 per person per month.

The house is a short walk to the Columbia Heights (10 minutes) and Georgia Ave (5 minutes) Metro stations. It is also very close to the Columbia Heights Giant, Target, Red Rocks, the Wonderland, the Looking Glass Lounge, and The Red Derby. Tennis courts, basketball courts, and softball fields are right around the corner, and Rock Creek Park and Adams Morgan are within walking distance.

The five other roommates (3 males, 2 females) are all young professionals who enjoy relaxing with each other in the house but also have their own separate lives. Our ideal roommate would be clean, respectful, and easy going.

I get this question fairly frequently. But I’ve been out of the rental market for a while now, so I thought I’d ask you guys. Before I moved to my house I lived in a great apartment building right next to the zoo at 2929 Connecticut Ave. I think the building pictured above at 3500 13th Street looks pretty sweet. But like I said I really have no idea these days. So do you guys know of any good apartment building for rent?

This house located at 1919 17th St NW looks pretty sweet. It’s also really close to U Street, Adams Morgan and Dupont. The sign says 3 bedroom/2 bathroom duplex and totally renovated. The price is $3,500 + utilities. Good rental deal or not?

This apartment looks like it has an interesting mix of zen: what looks like bamboo reeds in the shower (just for appearances or does they have functionality?), and steam punk: check out the exposed ducts in the ceiling.

I’m also mesmerized by the stairs–how cool are they? I thought the coolest thing you could ever do with staircases was spiral them but here we have a new contender for the prize. They must have a really strong support–but don’t they look like they’re floating? Led Zeppelin could write a song about these stairs.

I also for some reason really like it that the only decorations shown are bins of fruit. It’s spartan and healthy to boot.

$4,900 for a three bedroom, two-and-a-half bath with a loft in Columbia Heights on 13th and Lamont. (The master bedroom includes the loft.) The outdoor space is large, with a huge backyard and a two level deck. Also private parking. Perks for sure but this place is totally worth it for the ducts and stairs alone. Rentals continue after the jump. (more…)

How cool is the light and dark juxtaposition in this house? The beams are unique-got that ye olde English flair to them.

$1,500 for a one bedroom carriage house-a house-for rent in Mount Pleasant at Park and 18th. It also overlooks a city garden (anyone know which one that is?).

Not sure how I feel about the attic room-I’d miss being able to hang pictures on the wall. (Taping posters just ain’t the same, not since I graduated college.)

More rentals after the jump. (more…)

Does this apartment remind anyone else of the Starship Enterprise? This rental is located in Columbia Heights, which surprised me a bit–I’d expect such an innovative design more in Adams Morgan. But it’s evidence of the gentrification that’s taking place–these are the Park Triangle lofts right across from DC USA.

$2,488 for a two bedroom, two bath on 14th and Kenyon. What do you all think? Maybe it’s just that I’m used to the Columbia Heights of the past–I’ve been in the area for four years–but it’s almost hard for me to believe when looking at the pictures that this is my neighborhood. These are exciting times for sure. More rentals after the jump. (more…)

Today’s theme is…if I had a million dollars. So many great places to live in Washington, DC–particularly in the Petworth/Columbia Heights/Mount Pleasant area–and yet, if you’re within my non-profit wage range, anyway, so many places that are just out of reach financially. So here they are–the apartments I’d want to rent if I worked for profit.

Patios and levels. That’s what this two bedroom, two bath offers–perks that I wish were standard. Also designer halogen lighting, industrial exposed spiral ducts (I’m not exactly sure what those are, but they sound cool regardless), and commercial stained concrete floors. The master bedroom can be gotten to from an iron spiral staircase. Loft living, ho.

The patio is private, and comes complete with a four person jacuzzi tub.

Going for $2,900, located on Lamont street. More rentals after the jump. (more…)

This is a rarity—a completely detached single family home walking distance from the Petworth metro. It’s a 4 bedroom, 3 ½ bath that goes for $3,200, which really ain’t bad. It’s also been newly renovated, has plenty of street parking, and lots of common areas (a living room with a fireplace, a dining room, a den, a family room—that’s a lot of rooms!). It also has outside desk and a patio. Wow, sounds like suburban living!

My question is where in Petworth—walking distance from the metro, no less—are there detached houses? I’ve certainly never seen any, but perhaps I haven’t ventured enough places in Petworth yet. More rentals after the jump. (more…)

So what do readers think about breakfast nooks? I rather like them and this one looks particularly nice—I love the cabinets above the counter. But despite the aesthetic appeal they can really close up a kitchen, which can make the socializing while cooking difficult. How do others feel?

$2,650 for a two bedroom, two bath “boutique” condo on 14th and Harvard, right near Meridian Hill Park (which, as PoP pointed out http://www.princeofpetworth.com/?p=2935, now has its fountains filled). It’s a great area if you want the pizzazz of Columbia Heights, but still want a block that’s relatively quiet. This one also features an outdoor balcony and private garage parking—always a plus.

I find it interesting that the exterior shot is taken at night. I’ve rarely seen that done before. Maybe they did that to bring notice to what looks like a lighted sign above the entrance? More rentals after the jump. (more…)

I like this one because of the advertiser’s description. A one bedroom “garden apartment” is available for rent in Mount Pleasant beginning July 1. What a romantic name for a home. I’ve generally referred to my various residences by the street name they were located, as has most of the people I know. Anyone have any original and/or quirkly names for their homes that don’t involve streets and numbers?

This place is high class–not only does it have the regular benefits the nicer places have–stainless steel appliances, central air, lots of light–but it comes with actual heated floors. As someone who lives in a poorly insulated house and spends the winter months in like, five layers of clothing, that sounds like quite the perk. Even beyond a perk–downright Jetsons-esque living.

The patio looks very lovely as well, though unfortunately from the angle doesn’t look very gardnesque. (I’m sure that’s something that can be remidied if the angle is actually what you get, however. Ah, garden apartment.) Rent is $1,300 plus utlities; the place is located at 18th and Kenyon. Rentals continue after the jump. (more…)
