I thought this carriage house was pretty interesting. Perhaps it’s not a proper carriage house but just a converted garage. I like the dormers and thought it was pretty funny that a garage (right hand side of photo) was added to what I think was originally a garage… You like the look?

This back of a rowhouse is super fresh. I dig the back deck, second story balcony and you can see the edge of a roof deck. Nice. Here’s another one with some interesting circular decks a few houses down:

This cool shot is from lmno.p who writes, “This is part of a set that I took in SW DC, an interesting mix of public housing, industrial concerns, and the development that the new staduim is bringing.”

The flier says:

“Gleaming totally redone rowhouse w/ legal sep unit able to bring up to $1K/mo in rent! Granite/SS breakfast bar kit, sunroom, 2-car off-street parking, deep yard. Great, modern baths, good closets + light! Sep unit w/ own entrances, SS kit, gorg granite bath, good light. In middle of CH/Petworth commercial districts! GREAT PRICE – WOW!”

More info and photos found here.

This looks like a nice reno. I dig the kitchen and am intrigued by the backyard. What do you guys think of the house? I wonder if the legal separate unit can really bring in $1k per month? Does $475,000 sound reasonable for this 4 bed 2.5 bath house?

The Soul Vegetarian Cafe & Exodus is located at 2606 Georgia Ave., NW. This place seems pretty cool. The menu has some great sandwiches like “The Bob Marley Special, You’ll be Jammin’ with this avocado sandwich” ($4.50) and the “Tubman Special, Sauteed Mushroom and onions packed in a pita with fresh veggies” ($5.00) and lots more. There are also daily entrees and shakes. They are open Mon. – Sat. 11am – 9pm and on Sunday for Brunch from 11am – 3pm. Any fans out there? Recommend any specific dishes?

“Dear PoP,

I’m living downtown in a condo building on the first floor. My apartment is one of the only ones that is rented, so I feel like I’m a “less important” tenant when it comes to the condo board. I have contacted them about this problem already, and they weren’t able to / didn’t want to do anything, but I just wanted to get some reader’s opinions on this.

Every Monday, Wednesday, and Friday morning at 7:15 am, the trash guys come and haul up our trash from the basement. This entails them *BANGING* it up the marble stairs, through the lobby, and *BANGING* it down the front door stairs. They take it outside, then they come back in to bang it back down the stairs. This wakes me up 3 times a week, for almost a year now, and I can’t handle it anymore. We have a quiet hour policy that runs 11pm-8am, and I stated that in my e-mails to the condo board, but the only thing they did was tell me to wear earplugs. Fine, I wear earplugs. Doesn’t help since my entire apartment shakes while they are banging garbage cans around. Tenants up to the third floor are also disturbed.

Anyone have any advice on how to approach this? I don’t care if they bang garbage cans around, but do it outside of quiet hours! I respect other tenant’s right to quiet, why can’t our contractors do the same?!”

Wow, I feel the frustration here. Personally I’m most interested to learn about how folks who rent in condo buildings are treated. In this example, I think the condo board’s advice to wear earplugs is preposterous. A buddy of mine rents in a condo building and hasn’t had any problems. Have others who rent in condo buildings felt that their complaints are not heard or respected?

Again, in this instance, it seems you should talk with the other units that are affected by the noise and if they own perhaps they can have a bit more clout resolving the problem. Ear plugs is most definitely not the answer. What do you guys think? Anyone face a similar situation?

Wow, this could be one of the more disturbing “Dear PoPs” I’ve ever received. From the photo above, that a reader sent, it looks like they were drying fish on the back alley fence. Insane. Fortunately you can see a DC health inspector’s badge to the very left of the photo. The reader writes:

“I checked into this on DC.gov and found out that this carryout and several others were busted recently due to poor sanitary conditions, findings of rat feces, improper food handling/storing/disposal of meat, etc. This is insane and unacceptable. We live in a unique city but yet we have to deal with such sublevel food finds in our neighborhoods.

Please share this on your blog so that readers may know to BE AWARE of where they chose to patron or eat; especially when it comes to some of the neighborhood carryouts. You could be getting more than unusual culinary delights in your order of Pork Yat or Kung Pao Chicken!!

These are picture of frozen fish being thawed on back of a fence of a neighborhood carry out! I am sure it is the fish used in fish sub sandwiches or platters.

Here’s the link from DC.gov:

http://newsroom.dc.gov/show.aspx/agency/hrla/section/16/release/16790/year/2009

I think the photo is from a bust of New China Inc. Chinese &American Food @ 18 Montana Ave. NE.”

Brutal. But I’ve checked that link before and often there are “proper” restaurants on there as well. It’s kinda like the crime reports for me, sometimes I wish I didn’t know. Don’t get me wrong, I’m glad they’ve been busted and all. But what happens if my Taco Bell gets one of these reports…

As I said earlier in the week I planted a vegetable garden recently. I’m fairly certain that the rain has destroyed 3/4 of it. But as I was walking around I noticed this raised garden box. And I seem to recall folks recommending raised garden boxes but I couldn’t remember why. So what’s the benefit to a raised garden box?

This is getting beyond insane. From a Council Member Jim Graham email:

“Sadly I must inform you that an adult male (not yet identified) was shot five times in about the same location that Paul Jones was killed on January 9. He was pronounced at the hospital a short time later. This all occurred just after 10 PM.

This is the same block that has had a police post and a light tower every day for months.

The light tower was not up due to the rain. But Cmdr Kucik informs me that the police officer was at the post in the middle of the block at the very time this person was shot. Other officers were nearby and responded immediately.

This means that the shooting occurred just a stone’s throw from a police officer. He heard the shots and went to the body.

We are awaiting more information.”

“Dear PoP,

I live on Sherman Ave between Kenyon and Lamont and just received a DDOT flyer in the mail with lots of interesting information about the Sherman Ave streetscape project, including a number of images and a project timeline. A copy of that flyer is available here:

http://ddot.dc.gov/ddot/frames.asp?doc=/ddot/lib/ddot/majorinitiatives/sherman-ave/design/newsletters/shermanave_newsletter_i1.pdf

I know Sherman Ave gets beat up a lot by some commenters so it’s nice to see the plans in the works. Very cool that they’ll be widening the sidewalks, adding bike lanes and adding landscaped medians. What do you guys think about the plans to change it from 2 traffic lanes in each direction to one traffic lane in each direction?

“Dear PoP,

They’ve been renovating that old school building at Sherman and Kenyon for a while now. Any idea what they’re turning it into?”

This is going to be the new home of the Cesar Chavez Public Charter School. We looked at it back in January. At the time the Principal, Andrew Touchette, wrote:

“it is still our plan to occupy the building in early August. Our students (about 230 in grades 6, 7 and 8) begin school on Monday, August 24.”

When I walked by this past weekend, the scaffolding was new to me and I saw workers inside. Think they’ll be done by Aug. 24th?
