“Gorgeous 3 Bedroom, 2 full bath. Tastefully renovated rowhouse with many original details. Gorgeous pinewood floors throughout. Gorgeous kitchen, new bathroom and new HVAC. Great front porch, rear yard has garage with barn doors. Finished walkout basement. Close to Rhode Island Metro on a quaint street.”

Is this Edgewood or Brookland or on the border? I always thought of this area as Edgewood. Anyway I think the house looks good. Does $389,900 sound reasonable for this 3 bed/2 bath?

    Looks like a good deal. I don’t think this is Brookland at all. Either Edgewood or Eckington

  • Great house good price so mad I could have not got it 20 days ago for $130K less

  • Absolutely not Brookland. Technically it’s in the southwest point of Edgewood. If you claimed it was in Bloomingdale or Eckington I think you could get by (even though it’s on the wrong side of N Capitol and Rhode Island for those, respectively) but Brookland? Not even close.

    It’s Edgewood, and I really like the house. I’m glad the flipper left so much of it intact.

    Does anyone know what the neighborhood up there is like? I certainly have heard bad things about the area around the RI Ave Metro station but don’t have too much personal experience around there.

      That area really isnt bad. The area near RI Avenue that people mention is usually 4th street. This location is pretty isolated and doesnt draw much of an undesirable crowd.

        It’s a decent area IMO.

        The cemetery serves as a buffer from the real ‘hood.

        I took a look at this property and it’s one of the crappiest renovations I have ever seen. The first floor is ok aside from the horrible kitchen. But the second floor would definitely need some work.

        I though it was a great deal when I looked at the MLS and saw the pics. After touring the property, I think it’s overpriced. The renovations that are there are substantially worse than standard home depot stuff (which I like, btw). Everything down to the wobbly plastic railings outside scream ‘Walmart quality’.

    It’s Edgewood, but one block from Eckington and one block from Bloomingdale. I live about a block from there, on the Eckington side of Rhode Island and just a block from the Bloomingdale side of North Cap, and it’s great! It’s about three quarters of a mile from both the RI Ave Metro and Shaw Metro. Very nice neighbors, and a very short walk to all the great Bloomingdale small businesses.

    One of the living room photos is titled “Ocean View 3”.

    Those garage doors do not look fun to open.

      Not sure what you’re looking at, the address is NE and the map indicates that as well. To the left of North Capitol is NW to right is NE. Thanks.

    It’s on the “wrong” side of North Cap, but I think it will go for more than asking. Sub-$400K is a really good deal for even the blandest reno in that general area. There have been a couple of real basket cases of similar size in Bloomingdale proper that have gone for that money or more recently

      I agree with what you are saying, but when you tour the property you will find that this isn’t quite a renovation. It’s something in between old house and cheap home depot reno. I thought this property required quite a bit of additional work just to bring it up to par to other cheap renovations.

    This property is underpriced for sure. It should go for more. This will be an outlier “comp”, which will hurt the whole area. I really hope the seller gets closer to what is actually worth $450 plus.
