  • “popular Trinidad neighborhood”
Really? I mean it’s better than it was, but popular?

    • Trinidad home values have increased 149% in the last 5 years, considering all the flips that are happening, I’d say it’s getting popular.

      • Percentages are funny things….to go from 75K to 200K is a huge increase percentage wise, but that doesn’t make a 200K property “desirable”.

        • Trinidad is completely a popular market, especially for purchases. Due to land use and zoning restrictions any close in neighborhood close to retail/commercial is going to beat average price increases. And even if Trinidad is the *last* neighborhood to become popular that meets those restrictions, it’s still meeting them and getting expensive.

My old roommate and I paid the same price for a similar place near potomac ave in 2008. Seven years on, the same price seems reasonable in Trinidad if not even a bargain.

To the haters, take an hour bike ride through Trinidad next time you’re at Union Market. The built environment is amazing and it’s so close to everything. Especially for people whose alternative is woodridge, Takoma, fort totten, or similar places. T

        • It’s no Capitol Hill, but newly flipped row homes (your standard 1600-1800 sq. ft. lot; taxable living space 1400-1800 sq. ft + 500 sq. ft. basement) with mid-end finishings in the southern half of Trinidad are all selling for 600K+ now, not 200K. Considering what houses within the same proximity to H St. NE are selling for on the south side of H St., it is very desirable to purchase in Trinidad. Those lower mortgage rates trickle down to more reasonable rents, too.

    • the 20002 zip code has been one of the fastest selling zip codes for the last few years. So yes, Trinidad is definitely hot. I bought here in 2013 and had to write 10 different contracts because my offer kept getting beat. All my offers were asking price or above and I still had a hard time getting anyone to accept my offer!! If you haven’t been over to Trinidad in awhile and you’re basing your assumptions off of opinions pre-2008 then you need to pay the place a visit.
