    • Yes, I’m usually not one to comment on such matters on PoPville, but that is one little spot I would not choose to live in.

      And is it a basement or 1st floor apartment? Why no pics of windows and whatnot?

    • These kinds of comments are so helpful on here. I’d literally have zero idea.

      • You may have to live near black people. Or Latinos. And sometimes, black and latino kids hang out in front of the building. YOU ARE WARNED!!!

        • Oh calm down. I’m like the least intimidating looking person you’ll see. I got sexually assaulted in Northern Arlington for crying out loud. I’m well aware there are spotty blocks in DC – as opposed to – oh my stars! – ethnic communities. It’s helpful to know where those blocks are if you’re not familiar with the neighborhood.

    On the other hand, I guess $1650 for a 1BR around U st is bound to be a steal at this point no matter what the condition.

  • I’m a little confused because I thought Capital Manor was an ‘affordable housing’ co-op and co-ops often have strict rules about renting to begin with… so that that rent for that building seems high (although then again there’s a building about a block from there that rents studios for $1600).

    Also agreed on the photos and assuming this must be a basement unit? I know that area and the buildings aren’t *that* close together – would assume higher up would have more light.

  • You can go one block in the westerly direction and find very pleasant apartment offerings for less rent.

    • Which building? I am starting to look, just in case they dramatically jack up my rent for Jan 1 renewal.

      • You might want to check out Wakefield Hall and Hampton Courts apartments – both on New Hampshire Ave. I looked at several apartments in those buildings there that were very reasonably priced during my search last year. Ended up in another building just because the timing didn’t work out with those places.

      • I’m a few blocks away on 15th st across from Meridian Hill Park. I think 1 bedrooms in my building now are $1550 now (rent controlled, so I pay a bit less). Studios were around $1000 a few years ago, so probably $1300 now. Same management company as Wakefield and Hampton Courts.

  • At 588 sq feet, that is basically a studio. No thanks.

  • You work with black people, you walk past Latinos on the street, you sit next to kids on the bus – I don’t see the problem with “living near them.” You act like their blackness or Latino-ness is going to rub off on you.
