Judging Renderings – 1309-11 H Street, NE

We judged the building as it looks now back in Oct. ’10. But at the H St, NE Festival last week I saw the renderings for the new plans that I’ll post below. The zoning application says:

“Application of Big City Development LLC, pursuant to 11 DCMR § ANC-6A 3103.2, for a variance from the floor are ratio requirements under subsection 771.2, a variance from the rear yard requirements under section 774, a variance from the off-street parking requirements under subsection 2101.1, and a variance from the loading requirements under subsection 2201.1, to allow the development of a new restaurant in the HS/C-2-A District at premises 1309 and 1311 H Street, N.E.”

So what do you think of the renderings:

  • Oh no! My boyfriend was just telling me he thinks that is a really sweet building, we didn’t realize they had such dramatic renovation plans.

  • I like the new renders better. Not that I’m in love with either, but the current state is an overuse of that stone facade and it needs to be broken up with architectural gestures. While the new render may be a boring modernized Urban style, it at least is more balanced with it’s material selection than what’s currently there.

    • Agreed. If they stick to those plans, it will look better. What’s there now isn’t terrible, but I like the fact that the single story space will be filled in.

  • This is sorta bizarre. Isn’t it a newly renovated building? So they want to newly renovate the renovations?

    The new drawing look much better than what’s there already, IMO.

  • I’m also confused… are they renovating/updating the two attached buildings on the right (the gray and red ones)? They’re separate buildings, with separate businesses, but they included them in the rendering.

  • It is not uncommon for renderings to include existing building’s or objects – it illustrates how they will work together when complete.
