  • That pricing is insane. $2055? I am paying $2,200 for a brand new apartment on U Street that is 2br/1ba and over 1,000 square feet. My last apartment was $1,650 for a 1br/ba in Park Triangle in Columbia Heights. I am not saying no one will, but no one should pay that much for that place.

  • Way too much. $1900 would be pushing it. $1800 is realistic.

  • I can believe it — not that I’d pay that much, though.

This summer, I looked at two 2BR units (with separate realtors) for sale in this building. The asking prices were also about 10% higher than other 2 BRs near U St or in CH.

Am I right in assuming that residents pay a premium to be close to downtown? It doesn’t make a ton of sense to me, since the building’s not even all that close to a metro station.

  • It’s 4 blocks to a metro…

  • Welcome to DC prices folks. Those who think this is too much haven’t seen the building. I went in to view one for sale. The fixtures in the units and the common areas are far above your average condo. I mean, really granite and stainless steal is really not “luxury” or high end anymore. There are way better products available now. Also, living on U is nice but this location is close to U, Logan, Chinatown, and Downtown. You’ve got the best of all neighborhoods. I live behind this building and that price is actually good. 2 bedroom units in the buildings on 10th street directly behind go for $3,000 and higher. Great location and unit….it’ll be snatched in no time.
