  • Rant: the woman with the Jesus fish on her car who kept pulling over into the bike lane this morning so that I couldn’t pass her in traffic. Cause, you know, that’s what Jesus would do.

    rant: I’m Bored silly… FML !!!

  • Rant: I’ve been stuck doing the work of three people with no thanks from the bosses.

  • Rave: DC public works picked up my bulk trash on same day they said they would.

    Rant: The newly remodelled market at warder and rock creek church road already has a bullet hole in the window. Tell me it is not a bullet hole.

  • Rant: I’m getting very good at burning bridges and a very good friend is standing on the other side of this particular inferno.

    Rave: His sister, my lady, likes a fire starter.

  • MT – sounds like you were run off the road by a C Street House call girl.

  • Rant: Someone taught my candidate to how to negotiate poorly and he’s about to shoot this job offer down with his irrational demands. Also, he’s about to kill my first commission check in three months.

    Rave: Weekend weekend weekend! I’ll need it to recover from this week.

  • So…I moved and no longer have bedbugs, but in last evening’s downpour, my ceiling started falling down on me! Not just a little chip of plaster, but big 2 foot chunks and my landlord “is out of town and can’t get to it until Monday.” What can I do…I informed him that I’m prorating my rent starting yesterday until he gets this fixed and just hoping for no more rain..uggh

  • Rant: It’s pretty sad that I can’t find a place to live in NW DC for under 150K that doesn’t need 100K in construction rehab work. Effing gentrification.

  • Rave: I went to Lounge of Three on U Street after seeing it on this site for their Wednesday Hiphop Happy Hour. I had a blast!! Thanks PoP!

    Rave: It’s Friday, the boss is out of the office, and tomorrow night I get to see the National Symphony Orchestra do John Williams! Also purchased tickets to see Ben Folds with NSO Pops in September.

    Rave2: The wedding video where the bridal party dances down the aisle. That made my day! Thanks Facebook!

    Rant: It’s almost August and I have yet to get to the beach…and no plans as of yet. I’d like to go with the boyfriend, but because he works almost EVERY SINGLE Saturday night I’m going to start planning without him.

  • Rave: I think that I’ve got lovely new renters for my condo (I’m going way for a little while.) Petworth, be good to them.!

    Neither rant nor rave: anyone know a good electrician? My bathroom fan sounds like an airplane taking off and I want to replace it with a quieter one.

  • Rant: The red line. And apparently someone was just struck at UDC, so don’t even bother for your commute home!

    Rant: Siblings who think their sole purpose in life is to live for the moment, then get pissed off when the one responsible member of the family decides she’s done taking care of and cleaning up everyone else’s messes.

    Rave: got to spend all of last weekend with the cutest nephews ever!

    Rant: I can’t go outside to get some fresh air becuase EVERY STREET IS BLOCKED OFF!!1!

  • Rave: All the sweet rescued pet stories on “Coolest Pet” postings.

    Rant: Hired Dog walkers have taken over the Melvin Hazen trail in Rock Creek Park every afternoon with up to ELEVEN big dogs running wildly off leash and another 5-6 on leash (at the same time!) I can’t take my own dog there anymore because when rushed and surrounded by a pack of dogs – surprise – a dog fight.

    I think the clients are mostly from Cleveland Park, so might not read this blog, but people – do you ask your dog-walker any questions about where they take your dog?

    These guys have absolutely no control over the unleashed dogs. I’ve actually caught escapees (anyone have a boxer named Ceasar?) in the parking lot running toward Tilden St. They’ve been doing this for a couple of years, but seems much more frequent lately, and with many more dogs. The Park Police know about it.

    Rave: How excited my dog gets – racing full-speed through the house and tearing down the steps – just to lie in the front yard!

    Rave: I have wonderful tenants who understand that a sudden roof leak in a severe thunderstorm might not be the work of an evil landlord, and that in fact, the landlord probably wants to fix it more than you do!

  • OtisPl: In pro-rating your rent, have you read your Tenant’s Rights? The Housing Regulation Administration states that a tenant must give the landlord “reasonable” time to complete repairs, for which they say 10 days is reasonable for most types of repairs. They also do not state, nor do the DC Municipal Regulations state, that a tenant may subtract monies from rent for failure to make repairs. According to HRA, the proper procedure is to file a petition with them and have them facilitate a hearing.

    Just trying to save you some trouble. I too once thought that I had the right to make deductions from my rent. Everywhere else I’ve lived this has been the case. I do think it works better, because landlords know the tenant can invoke that clause at any time and the onus is on the landlord to prove their deductions are not reasonable. Unfortunately in DC, it appears the onus is on the tenant to go through the hassle of a petition, mediation, and then a hearing, which landlords know most tenants won’t do.

  • Rave: I was contacted by the person who is performing my security and background check. The process has started!

    Rant: The security and background investigators also contacted my director before I was able too tell her about the job. I feel horrible that I didn’t tell her before hand and she really doesn’t want me to leave.

    Rave2: Husband is flying home tonight after traveling for the last two weeks!

  • Rant: walked 15 minutes in the dripping humidity to check out the cheesesteaks at Phildelphia Water Ice on Georgia at 7 last night, and it was closed without any explanation. Then, the local 71 bus blew right by me on Georgia Ave. even though I was standing right at the stop.

    Rave: a tasty pizza from Redrocks salvaged the evening.

  • Otis Pl — anon above is right unless the situation is dire… not sure how bad it is. but if it is bad you can have a contract come in to fix the problem and deduct from your rent (this is assuming you are in an apartment — if you are in a group house, you don’t really have any rights).

    but you can also deduct rent.

  • RAVE: I stupidly left my ipod in plain view on my car’s front seat for 2 days–however, no smashed car windows 🙂

    Rant: Boyfriend’s working all weekend on some CS coding business…

    Rave: Going to Germany in 2 weeks with aforementioned boyfriend !!

  • Can I hold back rent if my shower hasn’t worked since November 2008? It took my landlord 4 months to come see the property, said he’d fix it, yet we haven’t heard anything back. We have a tub, but damn..

  • Forgot to mention, the last time he came out to see our property was late March.

    If you want it fixed, send him a letter registered mail that says you’ll start proceedings through official channels if he doesn’t get it fixed in a week. In that letter, detail what you can about when you’ve contacted him, and his responses.

    That usually does the trick. Most landlords don’t want the hassle or the public record…

    Here’s some info:

    I once had a landlord that promised to finish some repairs that weren’t done when we moved in, and then never came back, despite our calls. Finally, I got him on the phone and he said he’d come by that Sunday to do the repairs. I told him I’d leave the rent checks by the door for him then — no need to mail them. Of course, he didn’t come, and the checks sat there, and eventually his wife called to ask where our rent was. I explained and she said she’d send him to the house. I got a nasty earful from him on the phone, but he sure did come over right away and finish those repairs. I wouldn’t so much call that “withholding rent” as it was … a strategic payment method, I guess.

  • Best way to “withhold rent” is to open an escrow savings account and put the rent payments in the account and mail a copy of the deposit to the landlord.

  • Folks- Thanks for all the advice, The roof leak is bad as in if it is raining outside it is raining in my living room, and not just a dribble. link to a picture taken last night before it really opened up and started falling down on my belongings.—->


    I have already cleared the pro-rating with my lanlord and he is fine with it and Victoriam, I pretty sure that my landlord didn’t cause my roof to start leaking, but thanks for comparing me and my piles of wet drywall to your “wonderful tenants” all the same…

  • Hey, here’s a late rave: just got a letter from the city saying my appeal of my property valuation for tax purposes was successful! While everyone in the city’s estimated value went down, mine went up slightly this year, for some reason — until I appealed it. It’s probably just a little saved but hey, every penny counts.
