Good Deal or Not?


The flier for this penthouse at 1355 Shepherd Street, NW says:

  • very sketchy corner. maybe at 399k it would be a good deal, but overpriced at 460k. plus it would cost a fortune to have a painter correct the colors.

  • They should have taken out some of that living room furniture…it’s way too much right next to the kitchen and therefore hard to conceptualize just how cramped the living room/kitchen space is….

  • Not. It could’ve been a great home if they didn’t split it up for condos, which are overpriced.

  • I was looking at a place to buy on Randolph (1 block south)… the area didn’t seem that sketchy when I visited several times. Can you elaborate a bit?

  • Also: penthouse? Please. It’s the second floor of the standard Petworth rowhouse.

    DCRez – Randolph is a LOT better than Shepherd.

  • DCrez: Buy either of the houses on that (our) block of Randolph! It is what you’ve seen. There are a very few teenage ne-er-do-wells who hang around “looking tough,” and the house with the candy-stripe awning (1329?) can be loud — that’s the worst of it. If you’ve walked around the block and feel comfortable, we’d love to have you!

  • Oh, and that’s a terrible deal that would have been a great deal of a single family home at 575. I can’t stand these 2-unit rowhouse “condos.”

  • Shepherd is a fine street. Not sure what’s up with the haters.

  • Given that our economy is collapsing (, I’m not sure that any house is a good deal right now.

  • I would wait to buy a house. There may be some great deals to be had in the not-so-far future.

  • Whoa Whoa Whoa… That is an awesome block! I should know, I live on it and contribute to the net awesome on a daily basis. Friendly neighbors, steps from the derby, metro & bus accessable, culturaly diverse, steps from the derby, spitting distance of Rock Creek Park, community gardens, enjoys the tennis/track facilities of Roosevelt High (Go Riders!), steps from the derby, I mean I could just keep going on. That being said, I would challenge those of you who remember just how craptastic our fair columbia heights used to be a few years ago to have a smidgen of vision when taking into consideration what Shepherd St. has to offer to DC and TO THE WORLD!

  • Hey, glad to hear my perceptions weren’t off the mark, and that there are a lot of good folks on the block. I actually put an offer on the shell at 1350 Randolph but I don’t think I got it (the bank is looking at a different offer).

  • There’s nothing wrong with Shepherd. Check crime reports. This part of Columbia Heights/Petworth/16th Street Heights is pretty damn chill.

    As far as waiting to buy a house or not, there ARE awesome deals right now. At the low end you can get a livable 3BR house in Petworth in the low to mid 2’s. That’s right, 200k range. I saw ten of them in the last month and have a contract on one now. I don’t care how much the market tanks, it’s not going to get a lot cheaper than these foreclosures – and given how these are being snapped up (I lost a quasi-fixer upper the 1300 block of Randolph at their asking price of 325k, there were four offers in a week) I’m not the only one that thinks there are great deals right now.

  • Way overpriced! A lot of renovations done and money (too much) spent and the seller obviously wants to recoup for their investment. Smart money says: there are better deals out there for your money.
