Above is the new 4 Unit condo building coming to 10th Street, NW just north of V St. It took shape really quickly. So far would you say thumbs up or down?

And I think this pop up on 4th St, NW near Richardson is looking much better than I originally anticipated. At this point do you think it fits in on the block ok?


It’s a bit early but I think this one on 12th Street, NW just south of U St is gonna fit in nicely. How much extra room do you think they’ll provide, maybe it’s an optical illusion but it looks kinda low to me?

I’m a huge fan of trompe l’oeil.   And my friend Sean has done it again. I thought his before and after photos of these beams were awesome:

I’ve also thought about doing a tasteful third floor addition (or pop-up, if you will) but I would build it towards the back of the house so that you can’t see it from the street and so it doesn’t ruin the historic look of my block. Anyway, my question is whether you’ve ever done a post on pop-ups similar to the one you did on basement dig-outs. I’m interested in reading about the experiences that other folks have had and how much they’ve spent to do similar projects. If it’s gonna be $100K, it would probably be worth it and I would probably see a 90% return on it. If it’s gonna be $250K on the other hand, I’m not doing it. That’s prohibitively expensive and I’d never see that money again.”

Folks have asked this question a lot but I’m not sure we’ve ever got a clear answer. For those that have had one done or are in the know – is it possible to estimate how much this project would cost? If not, any educated guesses?


A reader sends word that they are digging the Pop up at Room and Board (The furniture store coming to 14th and T Streets, NW). This photo is a week old but I also think it’s looking really good. You can see what it looked like pre-pop up here. What do you think – thumbs up or down? I’ll try and update with a more current photo next week.


Obviously the building above still has a ways to go before it is finished but I thought is was wild how large the expansion is. You can see the size of the original building in blue. Hard to predict at the moment but do you think this large an expansion/Pop up and out is gonna work? It is located on 11th Street, NW just south of Florida Ave.

And a couple blocks further south on 11th you’ll find this building that we’ve been tracking. Honestly, I keep changing my mind on this one, sometimes I dig it sometimes not so much. It is interesting to note how this section of 11th some surrounding streets have attracted so many modern designs.

I don’t know if this one constitutes a pop top or was a full on teardown, but I suspect it was a pop top. I thought you might find it interesting.”

And it was recently for sale, listing price was $199,900 when it went under contract. I’m gonna vote thumbs down especially given how misaligned it is with the house next door.

Its the “International Campaign for Tibet” edition. This was taken from the roof of my building on Jefferson Pl. NW (Between Connecticut and 19th Street). I wonder if the Dalai Lama stays up there when he is visiting?”
