Logan Lofts was built on an empty lot at 1503 11th St, NW (just south of Rhode Island). Do you like the way they turned out?

Their Web site says, it is a four unit building with 2 bed/2baths and a roof deck.

Incidentally the old Postal Union building next door looks like it got renovated as well:

I noticed some movement on the 700 block of T St, NW:

Speaking with some neighbors it turns out that a new pizza place is coming to 717 T St, NW (pictured above). It’s not clear yet if it’ll be a proper sit down or a takeout space but I’m always happy to hear about new pizza options either way.

And on the same block, Divine Shine, has recently opened up at 723 T St, NW. I occasionally get questions about shoe repair – so this looks like a good option. They also do handbag restoration. They are open Mon.-Fri. 8am-6pm and Sat. 9am-5pm.

Thanks to all who sent emails about this (and props to TBD’s Sommer Mathis for spotting it first). It’s hard to imagine how awesome this is going to be when completed. City Market at O has released a new blog with rending (above), they write:

Yes, it’s true. Activity is starting soon on CityMarket at O. Roadside picked up the permit for the facade support and Clark has ordered the steel and is planning to start the facade support of the O Street Market building at the end of February. The facade support project is estimated to take up to three months.

In the meantime, Roadside will be finishing its construction drawings for HUD on March 1 and completing the permit process for a project construction start in late summer 2011 if all goes as planned with HUD closing.

The Giant will replace the current Giant at 8th and O St, NW. When this whole project is completed it will be epic. So many good things on the horizon for all over DC!

Ed. Note: Knock wood, knock wood, knock wood…

Public records show a transfer of this property for $346,000. in March 2010. The property was gutted and completely renovated. In August 2010, it was optimistically listed for $739,000. The Virginia-based sellers tried a significant drop to $659,000., then moved down to $629,000. In December, they moved the listing to DC-based TTR Sotheby’s agent, Diana Hart. It went under contract within 15 days after being listed at $599,000. and re-marketed with the virtual tour you can see at the link above.

I always find it interesting to see the trail of listings over time. The first listing for this property that appears in the multiple listing system (remember, there was no central database available online until the mid-1990’s) was back in 1995 for $50,000. Comments state that “HOUSE IS NOT QUITE LIVABLE, BUT A GOOD CLEANING AND COSMETIC MAKEOVER COULD MAKE IT A CHARMER.” It settled for $48,500.

Continues after the jump. (more…)

Personally I like the location. It doesn’t look like it has a basement and I’m curious why there were no photos of the bedroom or kitchen. This 3 bed/2.5 bath is going for $669,900. Does that seem like a reasonable price? What do you think it’ll actually go for? What should the reader who requested the GDoN bid on it?

Think this 2 bed/1.5 bath will go for $360,000 ($160 condo fee)?

Back in late Dec. I noted that there was some movement at the old EFN Lounge space at 1318 9th St, NW. At the time a commenter said: “I’m a neighbor to 1318 9th. I talked to the woman who bought/leased the building. It is going to be a restaurant bar called Mood and is scheduled for a New Year’s Eve opening.” Clearly they didn’t make a New Year’s opening but I just noticed a new awning went up. Anyone hear anything else about this new space?

I know this one could be hard because there’s only a few photos but I’m still curious what you guys think – it’s a 2 bed/1 bath going for $289,000 ($222 condo fee). Sound right?
