Above is the new 4 Unit condo building coming to 10th Street, NW just north of V St. It took shape really quickly. So far would you say thumbs up or down?

And I think this pop up on 4th St, NW near Richardson is looking much better than I originally anticipated. At this point do you think it fits in on the block ok?

The DC Spring real estate market was a frenzy encouraged along by historically low mortgage interest rates and buyers eligible for the Federal Home Buyer Tax Credit. While the tax credit played an important role in motivating first time homebuyers, what about higher priced homes? As we saw from last week’s Good Deal or Not Revisited (GDoN-R), houses in price ranges not likely to be affected by the tax credit are moving along quite nicely. Today’s GDoN-R is another example of a property in an expensive price range.

This property is a complete renovation of what was, until quite recently, a dilapidated run down shell of a building. It was purchased with cash for $395,000. in May 2009 by a member of the Koutromanos family, who has been renovating DC real estate for many years. The comments in the recent listing indicate that the house was stripped down to the brick walls and is otherwise completely new construction.

“Dear PoP,

Do you have any information about Chix moving to the corner of 13th and U? A sign went up the other day (next to the Georgetown Valet sign). Seems like a better use of that corner than just another dry cleaners. I’m assuming Chix is moving, not adding a second location, but figured you’d have the inside scoop!”

No, Chix is staying at 2019 11th Street, NW. I checked in with the owners and it turns out they simply saw an opportunity to advertise in an area with high foot traffic (13th and U). As far as I know the building being renovated at 13th and U Streets, NW will host Georgetown Valet and Boundless Yoga. I’ll be sure to update if/when more tenants are signed.

This rental is located at 1926 17th Street NW:

The Craigslist ad says:

“Beautiful, sunny studio overlooking the garden in a charming Victorian in the heart of the U St. Corridor.

It has high ceilings, big windows, hardwood floors, kitchen with marble counters, microwave, oven, refrigerator, washer/dryer in unit & bathroom with tub.”

I think this is one of the first studios I’ve seen that’s not in a big building or basement. Do you think $1400 per month, utilities not included sounds reasonable?

“Dear PoP,

Thought this was interesting. It was a GDoN rental option a couple weeks back and some people had interesting things to say about the building. Wonder what those other buildings were that got auctioned off. This building — I think — could be turned into high end condos.”

The building (above) at 3435 Holmead Place, NW is going for $5,976,600.

I also noticed that 1430 W St, NW (pictured above) is also being auctioned off for $3,221,275.

The flier says:

“Awesome renovated Federal with great open floorplan – gourmet kit w/ granite & stainless steel, gleaming hdwd floors, high ceilings, 2 great master suites with jacuzzi baths, vaulted ceilings, southern exposure, cac, and parking right at your back door! Bonus – separate metered lower level studio currently rented at $1150/mo. – she’d like to stay. Walk to it all!!!!!!!!!”

You can find more info and photos here.

This 3 bed/3.5 bath is going for $789,000 – does that sound reasonable given the location and rental unit?

We learned back in December that Seafood & Crab one of my favorite names had closed at 1936 14th Street, NW (just south of U St.) Thursday evening I saw an alcohol application license go up:

It says:

“New restaurant serving Italian beef/hot dogs…”  Ok.

A nice article in The Post today titled, Brothers build a restaurant dynasty. Melissa McCart writes:

“Eric is the idea guy and Ian the businessman; both have an easygoing manner that belies the fact that they have been busier than ever. They plan to open three restaurants by the end of this year: the Brixton, at the corner of Ninth and U streets Northwest; another in what was formerly Billy Simpson’s House of Seafood and Steaks on Georgia Avenue; and a spot that’s coming along next to Marvin (working name: Blackbird Warehouse). It will make for quite a year, one in which they also have opened Patty Boom Boom, invested in the new U Street Music Hall and advised Eric’s wife, Tien Claudio, and partner Steve Kaufmann on the recently opened Dickson Wine Bar.”

The Petworth project at Billy Simpsons will be located at 3815 Georgia Ave, NW.
