“Dear PoP,

I know I told you a while back about the progress made at the American Ice Company (on V St across from the middle school). Well, last time you featured it, it was a ramshackle warehouse with some crummy brick work on the ground in front. They have finished the patio – I am guessing they will paint or do some sort of mural on the wall. They also put up new gutter, redid the brick work on the front of the building and painted. As for the inside, you can peek in the windows on the side and see that the bar is about 80% finished, the duct work on the ceiling is done, the floor (assuming they are going with exposed finished concrete) are finished. All in all, it is looking good and moving along very fast compared to others in the neighborhood.”

We first learned of the American Ice Company, located at 917 V St, NW back in May ’10. I’m curious what you guys think of the new brick wall?

Here’s what it used to look like:

Back in May the liquor license application said,

“Small neighborhood gathering place with entertainment to include dancing, DJ’s and occasional
3-piece combo band. Total occupancy load is 143 with 44 seats included for Summer Garden.”

At the time a commenter who associated himself with the project wrote:

“I am one of the people putting this place together. First off, it is not going to be a dance place. As a matter of fact, we probably won’t even have DJ’s. When you apply for a license with ABRA it is necessary to ask for these endorsements even if you have no intention of using them.

It is going to be a very low key neighborhood bar and taqueria. The Summer garden, that will only have ambient music until 11:00 PM at the latest, is on the side opposite of the Rhapsody and noise should not impact the residents. in any case, we have reached out to residents of your building and are in the process of setting up a meeting to discuss our plans with them and hope you will attend.”

Stay tuned for more info as it becomes available.

The Craigslist ad says:

Fully renovated unit has private front and back entrances, stainless steel appliances, stone floors, new kitchen and bathrooms. Central air conditioning, dishwasher, washer/dryer in unit. Approximately 870 square feet of living space.

Rent is $1,600 per month, plus utilities (includes off-street parking). Security deposit is due at lease signing (one month rent). One year lease is required.

Does $1600 sound reasonable for this 2 bed/1.5 bath basement apartment?

A few readers note that there are two more huge groundbreakings that took place this week. A few weeks ago I posed a FQotD asking which projects will have the biggest impact on their surrounding communities (most voted O St. Market and McMillian Filtration Site).

Yesterday we finally saw the O St. Market break ground. We learned that, “The first phase of construction – to be completed in 2013 – will include the new Giant store, 395 apartments, a 190-room hotel and 500 parking spaces. The second phase of construction will bring 80 units of affordable housing for seniors and a 130-unit condominium building.”

Full press release:

Mayor Adrian M. Fenty today joined officials from the Department of Housing and Urban Development (HUD), Ward 2 Councilmember Jack Evans, Deputy Mayor for Planning and Economic Development (DMPED) Valerie Santos and the Shaw community to break ground on a long-awaited 1 million square foot development expected to bring vital economic opportunities to the neighborhood in the form of commercial, hotel and housing space.

“Shaw is one of the District’s revered historic communities,” said Mayor Fenty. “My administration is committed to investing in development that extends economic opportunities into our most cherished neighborhoods.”

Shaw residents have long called for the redevelopment of the O Street Market area. The Fenty administration committed $35 million in tax increment financing (TIF) and $2.5 million in predevelopment funds for the project.

Situated on two blocks between 7th and 9th Streets and O and P Streets, NW, the CityMarket at O project will include more than 87,000 square feet of retail and restaurant space and more than 600 units of residential and affordable housing. First constructed in 1881, the historic O Street Market will be reconstructed and incorporated into a new 71,000 square foot Giant Food Store.

CityMarket at O will have major economic benefits for the surrounding community, producing up to 390 full time jobs and up to 500 construction jobs. The Roadside Development team has given over a quarter of a million dollars back to the neighborhood in the form of scholarships, donations and amenities to local resident programs. Additionally, both Roadside Development and Giant have committed to recruiting and hiring Shaw residents for CityMarket at O.

The first phase of construction – to be completed in 2013 – will include the new Giant store, 395 apartments, a 190-room hotel and 500 parking spaces. The second phase of construction will bring 80 units of affordable housing for seniors and a 130-unit condominium building.

“This project represents true collaboration between the community and the public and private sectors,” said Deputy Mayor Santos. “The creation of a great new grocery store as part of this exciting mixed-use development demonstrates the District’s commitment to increasing resident access to quality retail across all of our neighborhoods.”

And this morning at 10:30am there was a groundbreaking for the Howard Theater at 620 T Street, NW. Council Member Graham tells us:

” The Howard Theatre Restoration Foundation and the Howard Theatre Community Committee will announce the year-long, $28-million restoration tomorrow at 10:45 in front of the Howard Theatre.

Council Member Graham has fought for more than a decade to get the Howard Theatre restored. Over his entire term he has gotten passed millions in grant appropriations and tax incentives culminating in a partnership with Ellis Development. The new Howard Theatre will include a museum, banquet hall and the most technologically advanced acoustic and video recording equipment. The theatre is scheduled to be fully restored by November 2011.

The concrete base covering the original façade of the Howard Theatre is in the process of being removed exposing the original exterior for the first time in decades.”

A great week for Shaw!

“Dear PoP,

Do you know anything about the property on the corner of 12th and s nw? it doesn’t seem like there’s been any progress for months and it’s starting to get vandalized (broken window, graffiti).”

Sadly, we’ve looked at this property on many occasions, last in March 2009. I dare say it looked better then (see photo below). I have to agree with the reader here – this definitely deserves a horse’s ass award in my opinion. Do any readers who live nearby happen to know what’s going on? Is it a case of the developer/builder simply running out of money?

It’s a great location so I’d imagine if it ever got fixed up all the way it’d be rented/sold in a heartbeat. Well, in the meantime we’ll have to add it to the list…

“Dear PoP,

I’m trying to find out if anyone knows what’s been done with the building that was formerly The Space at 903 N Street. It closed a while back and now that EFN Lounge is also closing on 9th Street I’m sad to see these local businesses go. I was hoping perhaps these spaces might be available for lease or sale. Anyone know anything?”

Anyone know of any plans for these spaces? I couldn’t help but note that the old Vegetate space at 1414 9th St, NW also sits vacant. Do you think this section is regressing? Ed. Note: By regressing I mean a return to vacant storefronts. No more no less.

2. Prep basil in a tasty way (beverage, appetizer, main dish, dessert, whatever!) for 5 or more people and bring the dish to share on Wednesday, August 25th from 6:30-8:30pm.
3. Eat lots of whatever other people bring.
4. Enjoy the loveliness of Marion Street Garden and meet other happy basil fanatics.

There will be awards for the best dishes, so cook with your best effort. Good luck!”

This great building is located on Q St, NW just east of 7th. Work had started a long time ago but then abruptly stopped. Looks like they’re back on track. I had no idea they were putting such a huge addition on the back. Fortunately it looks like they’ve been able to save the facade. It looks like the pop up will blend in rather well. I’ll be sure to update as construction progresses.

What do you think of the condo itself? Do you think the price cut from $414,900 to $399,900 ($68 condo fee) is more realistic?

“Dear PoP,

Any word on Bella Cafe on Florida? I see they’re open, wondering about the menu, etc.”

I’m happy to report that Bella Cafe has opened at 900 Florida Ave, NW (by the 9:30 Club) in the old Asmara Cafe space. I stopped by and the place is looking great though there are not tons of bells and whistles.

I took some photos of the menu after the jump. Anyone check them out yet? (more…)
