I got a ton of emails about this market opening up on Tuesday. If you recall this was the space that was gutted by fire in August ’08. It looks amazing now.

This is one of the nicest bodegas in town, well worth the wait. It’s not gonna replace a grocery store but if you need a few items and live nearby, you should be very happy.


I’ve been getting a number of emails about this spot. This is the place that is going to be the new lounge and sports bar, The Green Room, located at 3632 Georgia Ave. (right next door to Looking Glass Lounge). You can find more details from an interview I posted with the owner here. One thing I was excited to learn from the application was that there will also be a small summer garden that can seat 20.

Anyways, after many evenings on our porch wishing that it would reopen, it looks like it is!

There has been renovation going on there for the past 3 weeks, 7 days a week. After work last Thursday I popped in to talk to the construction guys. They told me that it was in fact going to be a new store and it would be opening in 2 weeks!

I am super stoked about this and I know our friends in Park View will be as well.”

An update from the discussion we had last week about the plans for 3500 block of Georgia Avenue.

Thank you for posting information about the Weds, Sept 16th Special meeting of ANC1A. The meeting will start promptly at 7pm at the Park View Recreation Center located at the corner of Warder and Otis [From Kent Boese: Just for clarification on the location of the meeting, the address of the Park View Rec Center is 693 Otis Place and it is located on the northwest corner of Warder and Otis Place (entrance on Warder)].

I want to make sure all of your readers are aware of the facts as they stand right now, and make sure people don’t confuse past plans with current plans – as well as what our legal rights are as a community if we support or reject this proposal so I am hoping you will post this asap. I’ve also received a ton of emails and the following should help address those and the comments in your last thread on the topic. I have copied representatives from Central Union Mission on this email as well.

Here are the facts: In the missions application to receive a special exception they have abandoned the plans for a CBRF (or 250 bed mens shelter per the past proposal). They are proposing a mixed use with 100% affordable low to moderate income housing, and 3,576 square feet of office space that will be used by the mission and/or possibly a third party. This housing will consist of 37 units (21 one bedroom, 10 2 bedroom, and 1 3 bedroom). If this house looks familiar, it might be because we’ve looked it over a few times already (see links above.)  A poster child for the changes in the DC real estate market over the past few years, this property has been through a foreclosure and two renovations since 2005.  In reviewing the listings, note that in 2005, it was listed as having three bedrooms and one bath.  By 2008, it was reconfigured to two bedrooms and two full baths.  In 2009, it took on a new life as a two bedroom, one bath home.

When we looked at the March 2009 sale of this property, I noted that it was a cash purchase and speculated that it was likely bought by an investor.  I learned later that it had been acquired by a group of investors that I’ve done a few deals with. 

The recent buyer of the newly renovated property paid (net) almost $30,000. less than the property changed hands for as a shell in 2005.

Last we heard about this in April 2008 the Central Union Mission was not coming to Georgia Ave. At the time Council Member Graham wrote:

“We have re-defined the project to include real progress for lower Georgia Avenue. Instead of a 170-bed men’s shelter on the 3500 block of Georgia Avenue, there will now be mixed-income housing.”

So it seems that mixed-income housing would be a fine fit for that location. I had concerns with a 170-bed shelter but I have no problem with mixed-income housing. What do you guys think? Anyone have more specific plans?

The photos look pretty nice. I’m not sure if I’d highlight a “phone entry system” though… But seriously what do you think of the condo itself? Does $329,000 sound reasonable for this 2 bed/2bath?

Do you know what the construction at Georgia and Newton might be? They are using a backhoe and completely digging up this corner plot. It would be nice to have something cool built in that location instead of just a fenced off empty plot.”

This is going to be a senior center. It was stalled back in June of ’08 but appears to finally be back on track.

I know folks don’t like GDoN without photos but I was intrigued by the price on this one. It’s close to the metro and all the happenings on 11th Street, NW. So does $250,000 sound reasonable? Even if you need to put in some money seems like it could be a good deal. What do you guys think?


Back in Dec. ’08 we looked at G2 when it was a deli. There was always supposed to be a lounge upstairs, but various permitting issues delayed the opening. It appears that those issues have now been taken care of. I spoke with owner, Sampson who has owned the building 3 years, who told me that he hopes to open this coming Saturday. The downstairs, formerly a Blimpie’s before it was a deli, will now be a restaurant featuring a potpourri of cuisines including Mexican, Italian, Ethiopian and American fare. There will also be tvs where you can watch sporting events.

The upstairs will house the lounge. I think it looks pretty good.

In addition to a regular lounge there will special event evenings including Jazz night, Ethiopian music, Latino music, and an open mic night including comedy. I think this has the potential to be pretty sweet. I’d love to check out some Ethiopian music. I can see that being very, very cool.
