Hmm, another pop up condo but I’m glad to see that the bathroom conveys… What do you think of the condo itself? Ah it seems to be a short sale, so what do you think this 3 bed/2.5 bath will go for? The asking price is $450,000.

Voted one of the best real estate agents in DC by the Washington City Paper Readers’ Choice Poll in 2009, hipchickindc aka the not-so-hip Suzanne Des Marais is an Associate Broker with Urban Pace. A former tenant of this property made this comment on the original Good Deal or Not (GDoN) post: “I remember the group being asked if anyone was interesting [sic] in buying the [sic] either the unit or the whole property (my recollection of these details is very fuzzy, I may have been on drugs at the time) for something like $250k. My first lesson in DC real estate.”

The property actually did sell for $285,000. less an $8550. seller credit back in 2000. Granted, quite a bit of work has been done to it, but even by DC real estate Boom standards, that’s an insane increase in value over the course of a decade. Perhaps even crazier is that the recent seller paid $1,100,000. in 2007. They had the benefit of living there, and may have made some improvements, then moved on with a profit after three years. That is not an easy feat post-2006.

I’ve noted before how sad the shell next to the great painted house on Park Road, NW, just west of Mt. Pleasant St., looked. I was super psyched to see serious work had finally begun on restoring this beauty. I’ll be sure to update to see if it remains a single family home or becomes condos.

Woah, this is one of my new favorites. Holy awesome. And killer location to boot. What do you guys think of the house itself? Think $789,000 sounds reasonable?

Great development from Council Member Jim Graham’s Web site:

I am pleased to announce that last week, the Mayor recommended, and Council approved, a loan of $4,137,000 from the Community Development Block Grant Program to acquire the old Deauville Apartments at 3145 Mount Pleasant Street.

Located at 3145 Mount Pleasant Street, the Deauville was a historic building that was destroyed by a five alarm fire in March 2008. As a result of the fire, the tenants were relocated . We had all been working hard for years up until that time in order to overcome the nefarious actions by the slumlord who owned the property. Those actions were obviously set back with this fire.

This loan approval is an essential step towards redeveloping and rehabilitating the property. We appreciate the hard work of the Mayor and his staff in making this possible. The Mayor has been with us on this since the first hours of that devastating fire. The strong interest and support from ANC1D has also made a huge difference. And, of course, the tenants and housing advocates have stood strong in their determination to become the owners of 3145.

This loan will be used to fund the acquisition of 67 units of affordable housing in Ward 1. Forty of these units will be occupied by the original displaced tenants.

I look forward to putting this horse’s ass award nominee behind us and I can’t wait to post photos when progress takes shape!

Remember if there is no progress at all by March 2011 that’s when we start the revolution

“Dear PoP,

I noticed this week that the tree box, sans tree has reappeared in front of Haydee’s in Mt. Pleasant. There was a lot of discussion about this back when you originally posted on the 8th, so I was wondering if the owner was forced to put it back?”

City Paper’s Lydia DePillis reports:

“The tree box has been replaced, according to DDOT, at Haydee’s expense (no word of fines). But the new tree won’t be planted for several months, since new saplings tend to perish in the summer. And since her sidewalk cafe application has been withdrawn, it’s likely that sidewalk will stay barren until then.”

The Craigslist ad says:

“Nestled right on 16th street, The Dorchester House is steps from Columbia Heights metro and Adams Morgan nightlife. You will also be just steps from fine restaurants, shopping and every day conveniences. Treat yourself to our beautiful hardwood floors, gas cooking, spacious homes and much more.

Special Features included:
Rooftop Terrace
Laundry Care Facility
24 hour Front Desk
Fitness Center on Site
Parking Available
Central AC/Heat”

I like the proximity to Meridian Hill/Malcolm X Park. What do you guys think – does $1325 sound reasonable for this efficiency?

Thanks to all the readers who sent emails about this. I was away from my computer much of the afternoon but I really appreciate all those who sent the heads up. Anyway, you can see that the northbound and southbound signs were changed with Mt. Pleasant and Pleasant Plains arrows. Personally I think this is a terrible idea. I actually think signs that simply said east or west would be far more useful. What do you guys think – is the signage gonna help or confuse people?

DCist notes:

“According to Metro spokesperson Ron Holzer, the sign was installed at the request of Councilmember Jim Graham. “He said customers were confused about which exit to use for these two neighborhoods,” said Holzer.”

Also note that the Northbound and Southbound signs still exist by the separate metro entrances:
