File this under pure scuttlebutt – but it’s from a pretty reliable source and given how much the area is blowing up, it seems pretty realistic. First, I’m hearing that the Frontier properties (the light brown row houses across the street from Standard on S Street) will be redeveloped into a commercial building with retail on the ground floor.

Second, a developer is looking into the parking lot behind Masa 14 and would like to develop it into a residential project.

Neither of these two projects are a done deal but the ball has started rolling.

Stay tuned…

11th and Rhode Island St, NW

“Dear PoPville,

I’ve been using the Good Buy Laundromat at 11th and Lamont for a little over two years. I’ve generally had good experiences there, but since the management changed several months ago, the wash prices have nearly tripled (from as low as $0.75 to $2 or more per load). At the same time, all of the top-load machines have been unplugged and labeled “out of order” — presumably because their coin slots can only accommodate four quarters. On top of all of that, the place is only open until 7 p.m. during certain times of year.

Can anyone recommend a laundromat in the area that is either cheaper or open later? The place on Park between 13th and 14th seems to have some of the same issues. Alternatively, does anyone want to invite me over to use their washing machine?”

Back in April ’11 we learned that the one at 11th and Rhode Island Ave, NW had closed. When I walked by last weekend, it was completely gutted. Some workmen said that it should reopen as a new laundromat in the next 2-3 weeks. Though that’s obviously not particularly close to Columbia Heights and I’m not sure how much it will cost. I’d recommend looking into the Cardozo-Shaw Laundromat at 2710 11th St, NW. Does anyone know how much that one costs? Know of other low cost options?

Back in April ’08 Miss Pixies moved into the old Powell’s Auto Parts Shop at 14th and R St, NW. In a Washington Examiner article lamenting the closing of Ruff n Ready up the street at 14th and T St, NW, a troubling tidbit is buried at the end of the article:

Pixie Windsor, who has run Miss Pixie’s furniture store down the street for almost four years, is preparing to move. Her lease runs out in March, and the rent will rise. “We come in and make a place cool and popular,” she says, “then they kick us out. That’s the way it works.”

“Dear PoP,

I was with my dog and about 200 other people at the big park at 11th and Rhode Island today at about 6:50pm. All of a sudden we heard about 8 gunshots from the basketball courts there, and the 50 or so people who’d been playing or watching the game scattered. We took a minute to figure out what was going on and then headed home. By that time there were about 15 cop cars and a helicopter in the area. When we were walking up 11th towards S there were 2 guys who’d been shot- neither looked seriously hurt but we were across the street- and they were both surrounded by cops.

Despite having been there, I can’t believe someone would open fire in the middle of a crowd like that, in the middle of the afternoon. Makes me really sad for my neighborhood.

Earthquakes and gun battles- and it’s only Tuesday.”

MPD confirms:

“This evening, Third District police responded to 11 & RI Ave, NW, for a report of sounds of gunshots. Upon arrival, they discovered 2 victims suffering from non life-threatening gunshot wounds. They were taken to area hospital for medical treatment.

Anyone who may have witnessed or has information concerning the incident is asked to call MPD at (202) 727-9099.”

Back in July ’11 we learned that the folks behind the proposed Post Office Bistro had pulled their liquor application. It is not clear if that was the result of some neighborhood opposition or not. I just heard some serious scuttlebutt about the space and am very curious to hear what you think.

Back in May ’11 I had heard that the folks behind Cava Mezze Grill were looking to open some more locations in DC (they are currently located in Bethesda, you can see their menu here.) Cava Grill is run by the same folks who own Cave Wine Bar located on Barracks Row at 527 8th St SE. Anyway, I’m hearing that they are looking to open a Cava Grill at the old Post Office building at 1407 T St, NW.

This is purely scuttlebutt right now but I’ll give it a 77% accuracy rating. More info when/if it becomes available.

Any fans of the Cava Grill in Bethesda? Do you think one would work here in Logan Circle/U Street?

UPDATE: CavaGrill Tweets, “sorry, that info is incorrect. We are looking in the District, but not that area.”

From Feb. ’11

“Dear PoP,

Got an email from the Logan Lofts people that they’re now renting the units. I guess sales never worked out. These were priced really high from what I remember. You covered the construction here.

Their email gives the following rents, which again, I think are a little high for that neighborhood.

UNIT #1 2BR/2BA $3,100/month
UNIT #2 2BR/2BA $3,250/month
UNIT #3 2BR/2BA $3,350/month
UNIT #4 2BR/2BA $3,450/month”

Logan Lofts is located at 1503 11th St, NW. You can see a virtual tour here. Think those rental prices are realistic?
