Yesterday I reader wrote in asking about the status of the Gage-Eckington park project in Ledroit Park. I’m afraid there is bad news to share. A number of readers have forwarded me an email from CM Jim Graham titled ‘CM Barry up to no good– Gage-Eckington Park Disapproval Filed’:

This is an outrage, and a totally needless delay in a very worthwhile project. We need this project to go forward, because of the recreational and park benefits it will bring to the entire community, and most definitely including all of the kids at Kelly Miller.

I will speak to him, though I suspect it will be to no avail. Perhaps also Chairman Gray (copied herein) can approach him?

I think LeDroit Park should descend on him en masse. What do you think?

Are you ready for the revolution residents of Ledroit Park?

“Dear PoP,

Have you heard an update on the Gage-Eckington park? It does not look like any progress has been made since the weather broke. I thought the contract mess got sorted out. Any news?”

Last we heard back in March Jim Graham annouced that money had been found for the project. The Ledroit Park Civic Association updated back in April that the project was slated to be completed by Nov. I too noticed that not much progress has been made after demolition and the fences went up. Anyone have the scoop? I’ll also email CM Graham’s office to see if they can update.

This is pretty cool, this happened to be a house of the day that I featured earlier this week that the owner saw and sent in the rental. Awesome.

So does $1195 sound reasonable for this 1 bed/1 bath English basement?

I think I’ve featured this home before as House of the Day so it’s pretty sweet to be able to get to see inside. What do you think of the home itself? Think it’ll go for $899,500?

What do you think of the reno? Does $599,000 sound reasonable for this 3 bed/3 bath condo ($213.83 monthly condo fee)?

This is actually going to be Ledroit Park’s newest business.

“Dear PoP,

First, the guys that own the LeDroit Park Market are apparently opening a sandwich place on the corner of Elm and 2nd (across from Parker Flats, yellow building) sometime in the next few weeks.”

I spoke with the folks from Ledroit Park Market and they said the new spot (pictured above) should be open in the next week or so. In the meantime, I think outside looks great.

Back in mid-March the “easygard house” at 605 Florida Ave, NW in Ledroit Park was nominated for a horse’s ass award. Following is an email from the owner’s son providing a different perspective:

“I am the son of the owner of 605 Florida Avenue NW, Washington, D.C. 2001. Since you ran a story regarding my mother’s property in March 2010, I would like the opportunity to respond.

My family has owned 605 Florida Avenue N.W. Washington, D.C. 2001 since 1987 — 22 years. There is still a mortgage on the property. My parents purchased the property with the goal of one day making it into their office. During the drug laden 1980s and 1990s, when very few of the individuals–who are now so interested in DC properties–would invest in the area, my parents bought the house from the descendants of the family who built the house — the Lynches. It had been on the market for more than a year. Back then, they rented the house to college students. College students can be difficult tenants and sometimes, indifferent to old properties and destructive. My father took over as his office, after retiring from the District Government in 1991. He worked on many notable projects as an architect public and private, including what was then-the new Dunbar High School and Howard University’s Law School Library.

Nevertheless, my father got sick, lung and throat cancer. He underwent a operation in 1998 and died in 2002. I had personally begun working in 2000 while he was sick. I am a lawyer by training; however, my father was and mother were both architects. My father was raised by this grandfather a carpenter, he could be build decks, etc., and I am a reasonable hack and can frame.

Continues after the jump. (more…)

I know this is another one already under contract but since I walk by it all the time I was eager to get a look inside. I was surprised that it was split into 3 separate units. Nevertheless, some of the photos look much nicer than I anticipated. What do you guys think – was $425,700 reasonable or do you think it was bid way higher than this price?
