I had to go with this reader request because of the pool. I’m typing this in a room without air conditioning and while I consider myself a tough guy, I’m nearing tears it is so hot. Looking at this pool is giving me the strength to finish posting today. Back on point, while I love the pool and location this price seems a bit high to me. Do you guys think $2,050,000 for this 3 bed/3.5 bath is realistic?

Does $1495 sound reasonable for this 1 bedroom basement apartment with deck?


I think the Bojangles was mentioned in a Random Reader Rant and/or Revel comment last week but when I did a quick tour I also noticed that a Chipotle was coming to the first floor (not the food court like Bojangles).

In ‘Going’ news I have a question – did Vacaro’s leave or move? When I went to their spot (got to take advantage of canolis when I have the chance) it was closed. Anyone know if that is temporary or have they left Union Station?

And finally do you think anything will ever go into the old movie theater space?

I’m digging the location of this one but not so much the actual photos of the apartment. Do you think $1205 sounds reasonable for this 1 bedroom?

I am considering moving to the Hill East/ Stadium-Armory area, and wanted to know what type of area it is–is there any new development coming that way, what makes it different than other areas in D.C.,and what do people actually reside in the area now think of it? Well there is definitely development going on. You have a pretty new Harris Teeter in Jenkins Row at 1350 Potomac Avenue SE. There is the popular Wisdom (and Trustys) bar. We had a discussion about this area in a GDoN post where the home was next to Mangialardo sandwich shop. Here’s some more general advice about the Hill.

I well remember the article in the Washington Post Real Estate Section in 2000 that made a big deal out of the first house in the Capitol Hill neighborhood to sell for over a million dollars. (Incidentally, that first sale on The Hill over a million was located just a block away from this house and had a similarly sized lot, but was an attached end unit, whereas this is a detached house.) Now, nearly ten years out, 7% of the fee simple houses that sold in Capitol Hill over the past year, settled in the seven figures (four of those properties sold over two million dollars).

This property was particularly unique for its 5000+ square foot lot. While teensy by suburban standards, 5000+ square feet this close to the Capitol, Lincoln Park, and Eastern Market, is veritable farmland. In this case, however, they’ve gone the route of formal garden space.

Available sales data shows a transfer of this property in July of 2000 for $897,500. Three years later, in October 2003, it sold for $1,350,000., which was an increase in value of nearly 50%. This current sale saw an additional $450,000. increase in market value. If you’re playing along here, this is where you realize that this house gained just shy of a million dollars in value over the relatively short period of ten years, and more than doubled its Turn of the Millennium value.

The reader was curious about the pricing because it is assumed to be a basement condo. It was originally going for $249 but is now on the market for $199,000. Sound reasonable? What do you think it’ll go for?

While checking out Ted’s Bullentin (which is great), I had to run to the Capitol Hill Vet clinic and noticed they had a permit up for an Oyster bar with seating for 22. I mentioned this to the vet lady and she confirmed they are looking for a new building on the hill, but had no updates.”

Sweet, mark some more scuttlebutt that turned out to be true! The space is located at 520 8 Street, SE and the alcohol application says:

“New Old fashioned oyster restaurant & bar featuring seafood and American cuisine. Occupancy load of 80. Request a sidewalk café with a seating capacity of 22.”
