It looks like the Allegro condos just north of the Dance Institute on 14th St. is going up at about the same pace as the Park Place condos going up over the Petworth metro. I wonder if they are completed around the same time who is going to win out…


I missed this last week but Urban Trekker wrote that Commercial Commercial Property News reported:

“Cushman & Wakefield’s Inc.’s capital markets group said today that the firm negotiated the single largest residential land sale ever in the 14th Street Corridor at 2400 14th Street, NW in Washington D.C. The 40,000-square-foot site will be developed as a residential/retail property consisting of more than 250 apartment units and approximately 16,000 square feet of retail space.”


This is a banner for a new condo being built behind the 9:30 club. “118 Hip Modern Lofts” and “Views that rock”. Is this what some market research said would resonate with those looking for urban digs? What makes a loft hip anyway?

“14th & W Street, NW will be a new mixed-use building with 13,000 sq/ft of ground floor retail space; 45,000 sq/ft of state-of-the-art athletic facilities, including a pool, basketball court, and child care facilities, all to be owned and operated by the YMCA; approximately two hundred thirty apartments on six floors; and 180-200 below grade parking spaces.”

Sweet.


For the expats who are curious about the condos being built above the metro, this is for you. You can see some serious steel(?) beams have been set otherwise despite a ton of work it still looks like a gigantic hole in the ground. But I believe they aren’t supposed to finish until 2009…


And I have to say it looks pretty good. They put some nice benches and chairs out that you can see in the picture. I took the opportunity to take a look at some of the model units for sale. Damn, some of them are pretty sweet. But you will pay for that sweetness prices range to the $500k for two bedrooms. The complex is gigantic but it seemed quite pleasant as I walked through it. So it got me thinking is it worth it to sacrifice size for location? It is pretty fantastic to be located right on 14th St. Thoughts?

Oh, another rumor I heard is that a Trader Joe’s may be going into the retail space of this building. Anyone else heard this rumor or even better can confirm it?


There is a whole row of rowhouses being renovated on 8th Street. It looks like they are making nice progress. This is the view from the alley.


These two properties, 3917 and 3921 7th Street, NW were purchased for $450,000 each in September of 2006 by the same company. So what do you think they will become? New Condos? Refurnished single family houses? Or a monstrosity like the eyesore on Upshur and New Hampshire? Another question: if they were purchased almost a year ago how come there has been no renovation? $450k seems like a lot of dough for some shells. Which leads me to another question: are there any shells near you? I have seen a few renovated nicely and some not so nicely. How about you? Have you seen shells renovated? Do you have shells that have been around forever? Do they attract unsavory characters? Do you think some are related to the Shiloh Church syndrome? (Shiloh Church has owned a number of properties in various states of disrepair in the Shaw neighborhood for years.) Ok, that is enough questions. I’m sorry, I’ve been drinking…


Well, there hasn’t been tons of visual development. But recently we have seen the addition of a gigantic crane which is always a positive development. More to come…
