Less than one year after acquiring the vacant and dilapidated 21-unit apartment building at 1346 Park Road in the Washington, DC neighborhood of Columbia Heights, Urban Investment Partners (UIP) has completed a $2.7 million full-building restoration. The building will be operated as a rental property and is currently in active lease-up.

This historic structure now has 28 modern apartments located just one block from Metro and across the street from the new Giant supermarket. The total gut renovation transformed 21 original one-bedroom units 28 into mostly two-bedroom, two-bath residences, including seven apartments added to the terrace level. The building has new plumbing, electrical, heating/cooling systems as well as a new roof, windows, and condo-level finishes. UIP opened the original balconies on the front of the building, restored the original façade design, re-planted an interior garden space, and replaced previously added windows that were inconsistent with the original historic exterior.

The renovation work, performed by UIP General Contracting, Inc. (UIPGC), provided newly remodeled apartments with smart appliances, kitchen islands with book shelves and granite tops, glass tile backsplashes and renovated wood floors. UIP Property Management, Inc. has taken over day to day management of the building.

Prior to the beginning of the renovations, a number of longtime 1346 Park Road NW residents temporarily moved into other apartments for the duration of the renovation. Now that the renovations are complete, UIP is moving these residents back into their newly remodeled apartments at their original rent-controlled rents. UIP is covering all moving costs for these longtime residents, and also providing custom finishes and added optional extras at no cost to these residents.

The Capitol Riverside Youth Sports Park(CRYSP) organization today unveiled a new community-inspired design for a youth sporting facility comprised of multi-use fields, substantial green space, walking paths, and a covered farmer’s market pavilion.  The project is a growing effort to provide underserved DC youth with safe, accessible and high-quality playing fields and green space for recreation.  The proposed site is the little-used North parking lot of RFK Stadium – an area of urban blight in desperate need of green infrastructure that can mitigate the storm water discharge to the Anacostia River.

Mayor Vincent C. Gray today announced the formation of the Walter Reed Community Advisory Group and launched four Great Streets grant programs to assist revitalization of commercial corridors – two in the area of the former Walter Reed Army Medical Center and two in other parts of the District.

Building on the foundation created through years of planning by the citizen members of the Walter Reed Local Redevelopment Authority Committee, the Community Advisory Group will work with the District as it transitions into implementation of the Walter Reed Reuse Plan. After more than 100 years at its location, the Army moved Walter Reed’s operations to Bethesda last year.

“Launching the Walter Reed Community Advisory Group is an important milestone in the development of the site,” said Mayor Gray. “The group’s focus on Walter Reed and the new grant offerings are critical to my administration’s work to maintain the commercial vibrancy of the business and residential corridors near the Walter Reed campus as well as other parts of the District. The awards we are offering will provide small business owners with an opportunity to sustain their businesses and prepare for what is to come in the way of additional, competitive retail options for all residents to enjoy.”

14th and R St, NW

More exciting development news for Logan Circle. I just noticed a rendering for the planned development coming to the Central Union Mission building at 1350 R St, NW. [Central Union Mission is moving to the old Gales School at 65 Massachusetts Avenue, NW.] The banner says the property will be delivered Q2 2014:

1728 14th St, NW

Every year someone writes in asking about this odd looking building on 14th St, NW south of S Street. At one point, a commenter previously said, this building was home to the International Union of Bricklayers and Allied Craftworkers.  At another time I heard the retail space might become an Urban Outfitters but that never panned out.  Well, it’s gonna get a huge makeover soon. In Oct. DCMud reported:

Plans for the site include the adaptive re-use of the warehouse building, built in 1988, and the new design includes four floors with 28,000 square feet of retail and office space. Of the many developments slated for 14th Street, this is one of the few office concepts (Furioso’s project being the other). Clarkson, who provided an up-to-date rendering to DCMud on Thursday, said Perseus expects to begin construction on the project in February 2013 with a 12-month construction time.



924 5th St, NW

Dear PoPville,

Is anybody aware of what might be going on with the old Duron paint store on 5th St., between I and K Streets? This is directly across from the building that is going to become “Success” restaurant. I tried to read the permits on the window but the chain link fence did not allow me to get close enough to see.

Lots going on in the area…curious to know if anyone has any insight?

I noticed some activity in the building that use to be the JC Auto and Frame Repairs shop in the alley on Irving St NW. I got the above flyer last night. I think building residential apartments in an alley is crazy.
