First off, sorry there was no Good Deal or Not Revisited (GDoN-R) last week. I had planned to write it while
on vacation but the wireless in Jamaica was way slow, Mon.

This conversion of one of the very large rowhomes on 13th Street NW made for two very large duplex units.
Commenters to the original Good Deal or Not (GDoN) post, which only featured the lower unit, noted the
quality of the design and finishes of the unit. Interestingly, the consensus was that the original price of
$799,000. was a good deal. I’d say that the buyer who purchased it for $114,000. (nearly 15% less than original
list) got a fantastic deal.

“Hey, I saw this property and its neighbor pop up a few weeks ago and can’t figure out why they’re so cheap. Perhaps it’s the stigma attached to the Trinidad neighborhood, but I’d be interested to see whether people thought this was a GDON or not. The second link is the property right next door and has probably been renovated by the same person.”

That is bizarre. This 4 bed/2.5 bath is going for $319,000. This is truly bizarre. In June 2006 it sold for $615,000. Does the $319,000 sound realistic or will it get bid up much higher? The house next door that the reader mentions went under contract for $349,000.

I have to admit, I wasn’t expecting to see a renovated unit, though I think it came out looking good. What do you think of the renovation itself? Does $298,500 ($339 condo fee) sound reasonable for this 2 bed/2bath (777 square feet)?

That is a pretty cool backsplash! Though I’m guessing the parking for 18 cars is a typo? Note that a neighbor just went under contract for $364,000 and a studio on a lower floor is going for $199,000.

But for this unit do you think $384,900 is reasonable for this 1 bed+den/1bath?
