I am thinking of buying this apartment. It would be the first place I own and is a short sale so I really want to do my research. Do you know anything about the building? Or even better the apartment? Also, any advice about how to handle short sales would be greatly appreciated.”

This condo is located at 1401 Columbia Rd, NW. It’s a 1bed/1bath going for $249,900 ($195 condo fee). But don’t short sales generally sell for much higher? Do you think the finishes are superior? And what are they superior to…? Does $274,900 ($250 condo fee) sound reasonable for a 1 bed/1 bath?

What should one pay to own a significant chunk (approximately 1600 square feet) of a spectacular historic Victorian mansion located on Logan Circle? Located two doors down from the mansion that General Logan himself resided in, it is one of a hand full of properties in DC constructed of green serpentine. Originally built in 1878, when the park was known as “Iowa Circle”, here is a photo of the house back in the day (second from right), and here is a more recent photo provided in the wiki link by a contributor who goes by the name of AgnosticPreachersKid.

Wow, that is a cool staircase. What do you guys think about the house itself? I think this was actually a ‘Judging Homes’ selection back in the day (just judging the outside), it certainly is nontraditional. But I think the inside is pretty sweet. The reader who sent in the request was a bit shocked by the price – it’s yours for $1,987,700.

Hmm, another pop up condo but I’m glad to see that the bathroom conveys… What do you think of the condo itself? Ah it seems to be a short sale, so what do you think this 3 bed/2.5 bath will go for? The asking price is $450,000.

I think we once looked at the outside of this building back in the day to judge the pop up. But what do you think of the inside? Does $349,900 sound reasonable for Unit 1? Or $424,900 for Unit 2? Unit 3 is already under contract for $449,900.

A former tenant of this property made this comment on the original Good Deal or Not (GDoN) post: “I remember the group being asked if anyone was interesting [sic] in buying the [sic] either the unit or the whole property (my recollection of these details is very fuzzy, I may have been on drugs at the time) for something like $250k. My first lesson in DC real estate.”

The property actually did sell for $285,000. less an $8550. seller credit back in 2000. Granted, quite a bit of work has been done to it, but even by DC real estate Boom standards, that’s an insane increase in value over the course of a decade. Perhaps even crazier is that the recent seller paid $1,100,000. in 2007. They had the benefit of living there, and may have made some improvements, then moved on with a profit after three years. That is not an easy feat post-2006.

And this wins the award for, uh, most creative description. Are you filled with rapture after viewing the photos? Well, it’s been a while since we’ve looked at a “minihouse”. Do you think $299,000 sounds reasonable for this 2 bed/2bath?
