Whereas the Good Deal or Not (GDoN) commenters on the GDoN-Revisited property featured last week underestimated, this week’s subject property saw quite a bit of exuberance. At $729,999., it was remarked, “It will sell at this price for sure.”

True, it is a three level property in a location close to Metro, an organic market, and U Street. I think the challenge for this property was likely the lot size of less than 1000 square feet, which makes for a rather vertical floor plan. There is also no parking and no basement level.

Since 1999 the house has changed hands a total of four times. Although a relatively short period of time, like so many other properties we’ve looked at here, there’s been significant change to the neighborhood through those years. Back in 1999, pre-Whole Foods, pre-Harrison Square, pre-The Lincoln, and pre-all the other new condos around the corner, this property sold for $213,000. with a $6300. subsidy toward closing costs. Two years later it fetched $385,000. In 2004, it went for $585,000. I can’t actually tell if the bulk of the renovations happened between these two sales, but the exterior did get painted.

I’ve watched this building over the years since I had a listing across the street at the same time the property was sold as a shell. That was back in 2004. The entire building, in poor condition, was listed for $599,000. and sold for $725,000. Keep in mind this was pre a lot of the current Columbia Heights development but definitely in the midst of the condo boom.

Fortunately, the developer did a nice job with the space. They were able to get a total of four units plus some parking. This particular unit sold for $385,000. in late 2007 which means a $40k increase in three years. Not too shabby.

The original Good Deal or Not (GDoN) post was at the request of the owner. I have to say that for a GDoN post, there were a lot of comments. The last little bit of feedback from an anonymous poster pretty much summed up the gist of the rest of the comments. “FOR A ONE BEDROOM CONDO? INSANE!!” (All caps is from the original comment, not my edit).

I’m wondering if the newly former owner would like to step forward and take a bow.

Well, this is arguable one of the most insane pop ups in the city. And it can be yours for $699,000. The area is actually up and coming but what do you think this pop up can/will actually go for? And what’s the best case scenario here – someone purchases the building and removes the pop up? Is that even possible or in any way likely? It’s interesting to note that the photos give no indication of the giant pop up…
