Many neighborhoods in the city continue to see an active wave of renovations. There are clearly both cash investors able and willing to close quickly on properties that are in disrepair, as well as buyers on the back end, willing to spend on revived housing stock. This LeDroit Park home (which, in this case, could have also been appropriately advertised as Bloomingdale) is a classic example. In February 2011, a cash buyer paid $315,050, which was above the listed price of $299,995. and closed a mere sixteen days following the contract date.

Wow, this one went under contract fast but since I love the garden and always wanted to peek inside, I thought I’d throw it out there for like-minded folks. This 3 bed/3.5 bath was going for $675,000 – sound right or do you think it went over list? What do you think of the inside?

This 5 bed/3.5 bath, located at 3163 18th St, NW in Mt. Pleasant, was bought for $720,000. You can see photos here.

First let me say congrats on your perseverance! Given the location and even if it needs $100k in reno I still think it’s a good deal because of the location and size. Houses that size in Mt. Pleasant regularly go for over $1 million.

Ah, this is a challenging one. Personally, I would look to buy in the SW Waterfront. There are a number of developments in the queue, the new Safeway, the new Arena Stage and you’re right on the waterfront not to mention you are also close to all the SE development. In a very quick search I liked this coop located at 1311 Delaware Ave SW:
