A few weeks ago, GDoN-R looked at the mega high end of the DC real estate market. Those were properties over $5 Million and represent less than 1% of total settled sales.

Of the nearly 150,000 real estate transactions in the District of Columbia in 2017, the $2-$3 Million market also represents a small (still less than 1%) percentage of the overall market. (more…)

Located right next to the future Walter Reed development, and across 16th Street from Rock Creek Park, this detached home sold 1.59% above list price.

Last sold in basically the same condition (the half bath in the lower level appears to have been changed to a full) just over two years ago in January 2016 for net $650,250., the property gained appreciation of 14%. According to Neighborhood Scout, which provides data for real estate, annual appreciation in DC since 2000 has been around 7.65% per year.

There are currently a total of eight detached fee simple homes for sale in the Brightwood neighborhood, which includes this area adjacent to Rock Creek Park and spans across Georgia Ave NW to North Capitol Street. They range in list price from $490,000. to $1,299,000.

Looking for some crowd sourcing advice. We have been renting in SW for years and are looking to buy. We’re priced out of SW for a place with any semblance of a yard (budget is $525,000 and under) so we have turned to Historic Anacostia. We had selected a 4 bedroom (priced at $450,000) on 17th and W but we lost it when we got wishy washy as to whether that area of Anacostia was really a solid investment for property values and someone else swooped in and grabbed it.

We are looking for a place that we can live in for 2-3 years and then rent out when we relocate to be closer to family.

Last week, GDoN-R reported on the sale of a duplex condo in Columbia Heights/Park View that settled with a $503. price per square foot. The subject property of this post is also an upper duplex condo in NW DC, located further south and east (in Shaw near the O Street Market Development) in relation to last week’s, and sold at $524. per square foot. While it might not seem like much of a difference, that extra $20. or so per square foot can mean a few tens of thousands of dollars to the Seller. (more…)

In 2017, there were a total of 18 residential properties that changed hands and settled for over five million dollars. All properties sold over $5M in DC last year were located in the Northwest quadrant. Two of these sales were of condo units (one at $6.5M and the other at $8.4M).
