Looks like the fantasy edition house sold in less than two months. I wonder if it went for the almost $1.3 million. Can any sleuths out there find out what the final sales price was?

So is this any indication that the market is beginning to stabilize in DC? Or was this house just that sweet?


Located at 3011 13th Street, NW this one is a “brand new custom built home brought to you by Leyla Phelan and Evers & Co.”. The flier says, “3 luxurious levels, meticulously renovated…4 bedrooms, 3 spa-like baths, a powder room, open floor plan, parking and a palatial outdoor roof deck.” Holy cow a palatial outdoor roof deck on 13th Street sounds pretty fresh. And I found the photos online here. Pretty sick. I think we may have a winner here. Of course it’s still way out of my league but it’s nice to see something this dope on 13th Street below a million. The price is $824,500. So good deal or not?


This is a good looking little house located at 1438 T Street. The pamphlet says:

“This Dupont/Logan townhouse is perfect for city living. The first floor has an open floor plan with beautiful hardwood floors. The renovated kitchen has granite countertops, a chef”s island plus great built-ins. There are 2 bedrooms + 2 full baths and a screened balcony on the second floor, along with laundry. The finished lower level has a third full bath and is great for work, play and study. Central air, abundant storage and parking.”

Asking price – $769,000 Good Deal or Not?

By the by, saying a “townhouse is perfect for city living” is a bit goofy, yeah?


Thanks to an alert reader for sending this listing from Long and Foster.. Arguably the best name for a city restaurant/food may not be around for long. The listing says:

“Rare opportunity – Enormous potential. 4,200 Sq Ft building (C3A) with ongoing carryout. 4 bedrm, 1 bath, and full kitchen apartment upstairs. 100 feet from Metro Station. Across from upcoming high end condo/retail complex.”

And the asking price? A cool $1,000,000.

I suppose you have to sell a lot of fried chicken to come up with that scratch. Do you think it’s a good deal?


The flyer says – “Tastefully restored, 4 bedrooms, 3 baths, new kitchen with granite and stainless steel, in-law suite, off street parking, metro safeway, and bus stop within two blocks…” The house is located at 928 Quincy Street and is going for $549,950. So good deal or not?

On a side note: Why do these flyers celebrate “off street parking”? That just means you can park on the street. I don’t get it.

It may be under contract according to this listing but still is this a good deal or not?


This is a ridiculously cool house, check out the detail up top. It is one of those houses you walk by and think I can’t believe people actually live here.  It is located at 1311 Irving St, NW.  It has 5 bedrooms, 3 full bathrooms and 1 half bath.  The remarks say: High ceilings, exposed brick, wood floors, gas fire place, skylights…Gourmet eat in kitchen, cherry cabinets, high end appliances, deck, garage, and an English basement unit (the flier says the basement can rent for $1400 a month)…  And the asking price is – $1,129,000.

I thought this was a really interesting one as it is a condo in what looks like a more traditional home rather than a building. The location is 3423 Brown St, NW #201 zip code 20010. It is located between Meridian and Monroe just west of 16th Street. It is a one bedroom, one bathroom. The remarks from the flyer say: “Stylish 1BR in heart of Mt. Pleasant, oak floors, modern kitchen, updated bathroom, high ceilings, pet friendly, 7-10 minute walk to metro…” It also says there are photos online but I don’t see the web address so if someone finds it please post in the comments. The price is $305,000 and condo fees are $120 monthly. Sounds pretty sweet, yeah? So good deal or not?
