Today’s Rental was chosen because at first I liked the couch, then I read the rental agreement and well, curious about your thought on that – and the in unit washer/dryer obviously

This rental is located near Eastern Market. The Craigslist ad says:

“$1,800 / 2br – 700ft2 – Furnished 2-BR Historic House, 3 Mins to Metro, Early January (Capitol Hill, Eastern Market)

THE RENTAL: We’re looking for an ultra-responsible tenant traveling fairly light to rent our 700 SQF, 2-bedroom, 1-bath fully furnished historic row house from early January. The property is located a 3-min walk south of Eastern Market Metro. The house is situated on a quiet pedestrian walkway.

The initial rental agreement runs from January to May. We rent by the academic calendar, with a new seasonal lease agreement each semester or summer. Rent is an affordable $1,800, including some utilities. Sorry, no pets or smokers and we’re looking for a tenant who goes into an office/work location most weekdays. We can explain why we’re looking for this in follow-up correspondence.

The house is set up like an AirBnB, with many supplies provided. We include linens, bath towels, kitchen, laundry, cleaning and ironing supplies, rugs, lamps, clothes hangers, storage bins, phone chargers etc. In short, everything you need to settle in after arriving with a couple of suitcases.

Included utilities are WiFi and Sling TV. Utilities not included are water, gas (heat, stove) and electrical (lights, AC, hot water). The total winter utilities bill/month is usually only around $100 in this well-insulated little brick house.

The property is a short walk from bustling 8th St. SE and Pennsylvania Ave. You’re near CVS, 7-Eleven, Starbucks, Trader Joe’s, bank outlets, a post office, cafes, and eateries. The Circulator bus to the Navy Yard runs down 8th St. The house gets lots of natural light, has good ceiling height and outdoor space. There’s a shady, private 15′ x 15′ brick patio under a giant elm tree.

The house has a strong WiFi connection and several wall-mounted TVs (in the bedrooms and living room). Each bedroom has a have good ceiling fan. There’s wooden table with an office chair in the dining area that doubles as a workspace and a good-sized washer/dryer.

THE RENTAL AGREEMENT:
The security deposit is a month’s rent. Utilities stay in an owner’s name.

TENANT PROFILE:
To be clear, we’re seeking a tenant who is:
*Not bringing more than a carload of stuff, not bringing furniture.
*Working outside the house during business hours as a general rule.
*Quiet living. Not a smoker, not bringing a pet, not a heavy drinker or party type.
*City savvy and security-minded (locking doors and gates reliably).
*Willing to work to keep the place clean/fairly organized to keep pests away. We provide cleaning supplies.
*In DC for a definite full-time gig; financially sound.

THE SET UP:
*Each bedroom is compact, roughly 10 ft. x 12 ft., but bright, airy and nicely set up with good closets and shelves. The “Orange Room” has a double bed while the “Red Room” has a queen.
*The property is secure with good lighting in a safe area.
*Sorry, no off-street parking and we don’t recommend bringing an out-of-state plate car to the neighborhood.
*There’s a Capitol Bike Share station at Eastern Market.
