An application has also been filed for a Tom’s Watch Bar in Navy Yard.

Tom’s Watch Bar, Tropical Smoothie Cafe®, and workout studio, F45 Training, are the latest additions to the growing Half Street retail and restaurant scene, Bozzuto and Jair Lynch announced today. The new retailers will officially open below The Kelvin apartments at 1250 Half Street SE next year.

“With the return of baseball season and continued vaccination efforts in D.C., the spirit of Half Street is back and better than ever,” said Anthony Startt, Director of Investments for Jair Lynch. “Tom’s Watch Bar, Tropical Smoothie Café, and F45 are the perfect additions to the neighborhood, which is known for its love of sports, delicious drinks and a good workout, and we can’t wait for them to officially open their doors.”

At Tom’s Watch Bar, sports fans and foodies alike can enjoy a cutting-edge 360° viewing experience with wall-to-wall state-of-the-art screens and the perfect game day menu of wings, burgers, dozens of beer taps and more. Its 7,750-square foot space will be equipped with a central oversized “stadium” screen surrounded by hundreds of smaller screens which will cover all sports, from collegiate to professional to international, big events and prize fights, even emerging obscure and outrageous sports. Tom’s Navy Yard space will be its seventh location across the country after opening in Las Vegas, Los Angeles, Denver, and more. Tom’s Watch Bar plans to open in Summer 2022. KLNB’s Ben Becker, Steve Combs, and Jennifer Price represented the property owner, Jair Lynch, in all three deals between Tom’s Watch Bar, Tropical Smoothie Café, and F45 Training. Pulse Property Group’s Josh Miller represented Tom’s Watch Bar.

For more than 20 years, Tropical Smoothie Cafe has been serving amazing food and smoothies with a bit of tropical fun. Today, the brand has more than 970 franchised locations nationwide and serves a mission to inspire a Inspire Better® through a menu of bold, flavorful smoothies, all made-to-order with quality ingredients, and delicious food including toasted wraps, sandwiches, flatbreads and quesadillas. Tropical Smoothie Cafe plans to open in Spring 2022. Alex Walker of Miller Walker Retail Real Estate represented Tropical Smoothie Café in the deal.

F45 Training is a global fitness community that specializes in innovative, high-intensity group workouts that are fast, fun, and deliver results. Each F45 workout is designed to burn fat, build strength, and boost metabolism–all in a team-based, no-ego environment. Every 45-minute workout is led by a team of personal trainers and burns up to 750 calories per session. When it officially opens its doors, the nearly 3,000-square-foot location will feature multiple team workout sessions 7 days a week. F45 Training plans to open in early 2022.

The announcement of Tom’s Watch Bar, Tropical Smoothie Café and F45 Training comes on the heels of the news that Swingers Crazy Golf and Silver Diner will both open two-story locations at The Kelvin at the corner of Half and N Streets SE, across the street from Nationals Park. The retailers will be welcome additions to the neighborhood, which has seen an influx of retail and residential leasing activity over the past few months. With over 95% of The Kelvin’s 312 units leased, Tom’s, Tropical Smoothie Café and F45 Training will serve a wide audience of residents, baseball fans, neighbors, and guests of Half Street and the larger Navy Yard neighborhood.”
