Sold in Seven Days, Mount Pleasant edition

Good Deal or Not Revisited (GDoN-R) is a weekly post that reviews the settled sales data of a recent individual real estate transaction in the District of Columbia. Each post is intended as a case study and a snapshot of the real estate market at a particular moment in time. GDoN-R generally posts on Friday in the late morning.

GDoN-R has been written exclusively for PoPville since 2009 by Suzanne Des Marais. Suzanne is a practicing Realtor with Compass. Unless specifically noted, neither she nor the company that she is affiliated with represented any of the parties or were directly involved in the transaction reported below. Unless otherwise noted, the source of information is Bright MLS, which is the local multiple listing system and/or Smartcharts by Showingtime. Information is deemed reliable but not guaranteed.

We recently revisited the sale of this other Mount Pleasant rowhome located a little less than a mile from the subject property, on the (very opposite) NW edge of the neighborhood, adjacent to Rock Creek Park. The subject property, similarly a porch front rowhome, is closer to the urban amenities of Adams Morgan.

As more and more century old houses are gutted to make way for completely brand new interiors, homes such as this one, with an abundance of lovingly restored original and unpainted wood trim, panel doors, wood floors with chestnut inlay, re-glazed vintage sinks and tub, are becoming increasingly rare.

This home has been updated with central air, and retains what are likely the original radiators, a combination that many home inspectors rave over (for those unfamiliar, radiators are an efficient heat source and provide moist heat versus the dry air of contemporary forced air systems). Another interesting touch to this property is the antique gas range in the kitchen.

It would be a challenge to quantify the value of houses with historic details versus new builds, such that condition and quality of updates vary greatly. Given that this one went under contract in a week and sold above asking, there are definitely buyers out there who appreciate aspects of a house that reflect its past.

The listing agents for this transaction were Loic Pritchett and Kelly Williams with TTR Sothebys International Realty. Kay King, with Washington Fine Properties, LLC, represented the Purchaser.

Potomac Harmony is Back! Following a gap year of competing, then virtual rehearsals during the pandemic, followed by the well-earned retirement of our long-term director, a year of a director search, Potomac Harmony hit the regional contest stage in Concord, North Carolina in March for the first time since 2018! It was exhilarating, reaffirming, and rewarding!

The chorus hit all of its goals, the biggest of which was to have fun and sing our best on contest stage — we did both! Because we earned a score over 400 points, our new Director, Allison Lynskey, was awarded the Novice Director award, photo above. Additionally, one of our charter members, Jackie Bottash, was nominated for and honored with the Leadership Excellence award. It was a celebratory weekend!

What’s next? So much! We now look forward to upcoming performances, growing our membership, and expanding our musical product with new arrangements and an education component each week. It’s an exciting time to be part of this ever-growing ensemble!
