We’ve recently Revisited several other small fee simple house sales including this one near H Street NE sold at $731,000., this one in Foggy Bottom sold for $715,000., and this one in Capitol Hill at a pricey $895,050 net sales price.

So far in 2018, there have been 35 sales of fee simple homes in the legal subdivision of Mount Pleasant in NW DC. The legal subdivision includes both Adams Morgan, which has a good number of smaller houses, as well as the area that the subject property is located in, higher up and surrounded by many larger houses.

Of those 35 sales, five were for 2 bedroom houses (including the subject property). The five sales ranged from $699,000. to $873,200. 3443 17th St NW, on the same block as the subject property and with one ½ fewer bathrooms, settled in May for $745,000.

2 bedroom fee simple houses in NW DC generally go under contract in about a week (median days on market since the beginning of 2018 is 8).

It seems that 2 bedroom fee simple houses in NW DC have been in high demand for a while. I had to go back a decade (1/1 to 7/26/2008) to find median days on market as high as 20 (which really is not that long). Five years ago, they were moving at the same pace they are now (although substantially less expensive.)
