Tree-lined Mount Pleasant is a neighborhood in NW DC that is bounded by Rock Creek Park, Adams Morgan, and Columbia Heights. The neighborhood is notable for large scale rowhomes and detached houses, however, the condo market in the area is extremely active.

There are currently twenty active condo listings in the legal subdivision of Mount Pleasant (which includes part of what most people think of as Adams Morgan). List prices range from $345,000. for a one bedroom on the same street as the subject property, to $949,999. for a two level three bedroom three bath unit.

Sixty four condo units have settled in the neighborhood since 1 November 2016. Net median sales price for condos for this time period is up, at $587,450., with 18 average days on market. In relation, thirty five fee simple houses settled during the same time period (net median price for houses is currently $962,500).

For the same time block a year ago (11/1/2015-05/18/2016), there were sixty five condo sales (so demand and pace has remained consistent). Median net sales price for condos from that period was $499,900.
