Ground Broken for ArtView Condos coming to 9th Street just South of U

ArtView is a new mixed-use and sustainable building with six unique condominium homes, space for working artists, and about 2,000 square feet for a restaurant or other retailer. Urban Pace is now pre-selling the condos, scheduled for Fall 2015 delivery, with prices starting in the $700,000s.

ArtView condominiums’ contemporary design features will include floor-to-ceiling windows, nine-foot ceilings, reclaimed wide-plank oak solid wood flooring, full-size stackable laundry equipment, and abundant natural light. Penthouse units have a second level with a study and private roof deck with spectacular city views; select homes will feature private balconies. Each homeowner will have designated secure storage space in the building’s basement. ArtView is located just a few blocks from both the U Street Metro and Shaw Metro stations, and will offer indoor bike racks.

When not dining out at The Brixton or any of the many other nearby restaurants and bars, ArtView residents will enjoy custom European-style kitchens with gas ranges and Bosch or Thermador stainless steel appliances, stainless steel undermount sinks with Grohe faucets, custom Leicht cabinetry, continuous LED under-cabinet lighting, full-height subway tile backsplashes, and large kitchen islands topped with Caesarstone. Spa-inspired baths will feature frameless glass shower enclosures, custom floating Leicht vanities, sleek Kohler Stillness faucets and accessories, distinctive contemporary tile, and extremely quiet exhaust fans.

Located at 1932 9th Street, NW, ArtView’s cultural “heart” will be H-Space, which will provide live-work studios for local and international artists, plus a multidisciplinary project area encouraging artistic innovation and showcasing artists’ work.

ArtView is the brainchild of Paul So, an avid painter and physics professor who founded Hamiltonian Artists in 2007 as a career development program for emerging visual artists. H-Space will involve collaboration with Hamiltonian Gallery, Cultural DC, and other arts organizations.

In addition to his artistic and academic endeavors, So serves as Executive Officer of PT2SO Investments LLC, an environmentally conscious development firm with a strong emphasis on sustainable design. The company’s first development project was the mixed-use building at 1353 U Street, NW that now houses Hamilton Gallery, two condominiums, and office space for Inscape Studio, the architect for both the U Street building and ArtView.

Designed to meet the criteria for LEED Gold certification, ArtView will have a variety of sustainable elements including solar photovoltaic panels that generate electricity for the common areas, and highly efficient VRF air conditioning. An innovative system of rainwater collection and filtration will provide non-potable water for the building, while almost all of the remaining rainwater falling on the site will be absorbed by the building’s green roof.”

Following a gap year of competing, then virtual rehearsals during the pandemic, followed by the well-earned retirement of our long-term director, a year of a director search, Potomac Harmony hit the regional contest stage in Concord, North Carolina in March for the first time since 2018! It was exhilarating, reaffirming, and rewarding!

The chorus hit all of its goals, the biggest of which was to have fun and sing our best on contest stage — we did both! Because we earned a score over 400 points, our new Director, Allison Lynskey, was awarded the Novice Director award, photo above. Additionally, one of our charter members, Jackie Bottash, was nominated for and honored with the Leadership Excellence award. It was a celebratory weekend!

What’s next? So much! We now look forward to upcoming performances, growing our membership, and expanding our musical product with new arrangements and an education component each week. It’s an exciting time to be part of this ever-growing ensemble!
