From a press release:

“Carmel Partners announced today the start of pre-leasing for Aerie, the first residential tower to open at Wardman Park, a reimagined, 9.5-acre landmark property now home to a resort-style residential oasis.

Set atop one of the city’s highest elevations in Woodley Park, Wardman Park is defined by its lush green spaces, panoramic city views and direct access to Rock Creek Park, and is home to two distinctive and adjoining residential towers: Aerie and Zephyr. Aerie, the first tower to deliver, promises residents refined interiors, including spacious three-bedroom residences well-suited for families, unparalleled views of the city’s landmarks and high-end amenities within a serene, park-like setting.

“Wardman Park is a new level unlocked for living in Washington, D.C., a serene, naturally elevated retreat with sweeping views of the city and the comfortable elegance of a resort,” said Ronnie Gibbons, Senior Vice President of Acquisitions & Development at Carmel Partners. “The expansive residences at Aerie are designed comparable to a rowhome in square footage – perfect for families, empty nesters, and everyone in between.”

Located at 2650 Woodley Road NW, Aerie offers 290 expansive apartment homes ranging from one- to three-bedroom floor plans and penthouse layouts up to 1,819 square feet. Many of Aerie’s large two-bedroom and three-bedroom layouts feature oversized balconies and terraces.

Designed by Shalom Baranes Associates with interiors by Champalimaud Design, Aerie’s terracotta façade and thoughtfully crafted interiors reflect a blend of modern luxury and natural calm. Residences feature Italian-made cabinetry, quartz countertops, Bosch and Fisher + Paykel appliances, customizable closets and oversized balconies in select homes. Penthouse units include spa-inspired baths with heated floors, freestanding tubs and bar areas.

Amenities span over 20,000 square feet, including The Aviary, a striking resident lounge centered around a sculptural glass installation evoking a flock of birds in flight. A rooftop pool, lounge and deck offer 360° views of the D.C. skyline, while the over 20,000-square-foot fitness and wellness center includes a three-lane indoor lap pool, hot tub, infrared sauna and four private fitness studios.

Aerie residents also have access to a central courtyard the size of a regulation football field featuring an outdoor pool, fire pits, lounge seating, hibachi and grill stations, lawn games, a bocce court, dog park and kids’ playscape. Indoor spaces include coworking lounges, a game room, private dining area and EV-equipped garage parking.

Aerie offers walkable access to the Woodley Park–Zoo/Adams Morgan Metro Station, Rock Creek Park and the National Zoo. Neighborhood dining, nightlife and cultural destinations in Adams Morgan and Dupont Circle are just minutes away.

Aerie is now pre-leasing; first move-ins are scheduled for August. Wardman Park’s second tower, Zephyr, will begin pre-leasing later this year.”
