Fully renovated 1br/1ba English basement garden unit available September 1st (can be somewhat flexible) for at least a year-long lease. Modern kitchen has full-sized fridge/freezer, granite counters, gas oven/stove, over-range microwave, and garbage disposal. Unit has all-tile bathroom with walk-in shower, own washer/dryer combo, exposed brick in living area, several closets, and backyard patio ideal for grilling/entertaining. Good natural light with windows that open, plus 16 recessed lights.

Blocks to two Metro stops (Eastern Market and Union Station), H St bars/restaurants, Whole Foods, and other retail. 1 block to coffee shop, convenience store, dry cleaners, and Capital Bike Share station. Lots of on-street parking, but a car isn’t needed.

High-speed internet included. Tenant pays for 1/3 utilities (water, gas, and electricity–approximately $60-$80 total/month, depending on the season). One month security deposit required upon signing lease. If occupied by two people, rent is $25 higher. No smoking and no pets. Unit is accessible through private rear entrance and has at least 7.5-foot ceilings throughout.
