This rental is located at Girard St NW near 13th NW. The Craigslist ad says:

“$2,200 / 2br – Walk-out 2BR English Basement (WASHINGTON)

This sunny basement unit was completely renovated in 2015 and has only had two tenants since. Features wall-to-wall carpet in bedrooms and living room. Eat-in kitchen was gutted to the studs and replaced with new everything: tile floor, cabinets, stainless steel appliances (gas stove, pull-out faucet, DW and fridge). New full-size W/D in unit. New vanity, sink and accessories in the full-sized bath.

Large windows in bedrooms and kitchen and the rear door walks out to a covered deck with table/chairs and landscaped yard with vegetable & flower gardens, fig tree and grapes, fire pit and charcoal grill for shared use.

Floor plan (front to back) runs: master bedroom, living room, bath, second bedroom (or office), laundry/pantry, kitchen. This means the LR doesn’t have a window but has light from front hall and kitchen hall – and it also means the bedrooms are spaced for privacy. Second bedroom is smaller but boasts a large closet.

Rent at $2200/mo includes water and gas. Tenant pays electricity and cable/internet. With signed lease, tenant should be able to apply for Ward 1 parking. 12mo lease initially, month-to-month after. Non-smoking property.

We are located about five blocks from the Columbia Heights metro on the green line. Walk to DC USA shops (Target, Best Buy, DSW, etc), fast food, better/fine/foodie dining, bars, gyms, yoga. Walk to Rock Creek park and the Zoo, blocks from two different running tracks and a walk-to city pool. Blocks from major bus routes convenient to downtown. Lots of bike share – there’s a new docking station at the corner. The house is in the middle of a double-long tree-lined block.

I work in higher ed/nonprofit/service-learning and have been working remotely during COVID. I’m joined by my high schooler and college kid (between semesters) a pair of anti-social cats and a dog (sorry, she’s not one to share her yards with another dog). Your (one) indoor cat would be welcomed… and entertained by the backyard birds.

Afraid of basement living? The property is treated regularly to prevent insects & pests, the front drain was completely reworked in 2015 and I’ve got flood insurance. My dog and the front door camera seem to do well at keeping porch thieves at bay.”
