1. OPEN HOUSES:
—Please contact me by email to arrange viewings; in your email please provide your actual email address and phone number

2. TIMEFRAME:
—Move-in January 1 2019; there is some flexibility on move-in date

3. HOUSE FEATURES:
—You are the upstairs apartment in a duplex rowhouse
—Balcony exclusive to your apartment; store your bike safely!
—Shared rose garden in front

4. APARTMENT FEATURES
—End unit = great light on 3 sides!
—Hardwood floors
—1 master bedroom (easily fits a king-size bed), and 1 second bedroom (easily fits a full-size bed)
—Built-in washer/dryer
—1 bathroom (with tub)
—Window AC, ceiling fans, and radiator heat = significantly cheaper utilities than central air
—I provide permission in the lease for you to Airbnb the 2nd bedroom if desired

5. METRO/BUS/TRANSIT INFO:
—X2 and D6 Buses come nearby and take you conveniently to the metro, Union Station, downtown, and across town
—90 and 92 buses take you north to 14th/U street NW, and south to Navy Yard SE
—20 minute drive/bus/bike to many government buildings/offices, Smithsonian, Capitol Hill, etc.
—5 minute walk from both Lincoln Park and H Street NE
—15 minute walk to the Whole Foods on H Street NE, 15 minute walk to Trader Joe’s in Eastern Market
—2 Capital Bikeshare stations in less than 2 minutes’ walk; multiple ZipCars in the area

6. RENT:
—$2250, not including utilities (see #7); payment can be via Venmo and split per individual tenant
—$2250 security deposit; payment can be via Venmo and split per individual tenant
—Pets are OK but Tenant must ensure fully-cleaned space upon move-out

7. UTILITIES:
—You’re responsible for electric, gas, and water. Landlord provides a bill summary via Google Sheets and bill PDFs via Google Drive
—Internet is currently provided and shared with the downstairs apartment to help save money
—Water is also shared with the downstairs apartment to help save money
—Depending on your energy usage, utilities are usually $85/person/month.
