This rental is located at 3rd and K Street, SW. The Craigslist ad says:

    Waterfront is blowing up. Hideous carpet aside, this would be really tempting if I didn’t have a cat.

    I lived in that building for 5 yrs, from 2009-2014, and it was great. Old, dated-looking, terrible elevators, bugs, no real control of unit temperature, and next to no amenities, but great management and amazing location. I paid a little over $1000/mo for a studio when I moved in, and it’s nice to see that a 1BR is still totally reasonable. I had a feeling that the building would try to gouge new tenants now that SW Waterfront is so popular, but this is a good deal. One word of advice to anyone considering moving in: keep your head on a swivel at night…there is a housing project right across 3rd St that looks like it’s out of The Wire, and there are a few idiots who enjoy gunplay and other urban pleasantries there. Heard gunshots more times than I can count in my 5 yrs there. Still, I never encountered any problems myself.

    For this area, even being a little dated, one would be hard pressed to find a 1-bedroom of this size for anything less than $2000. Considering that all of the new apartments in this area are charging $2400+ for small 1 bedrooms, this is a pretty good deal. That said, carpet would be a deal breaker for me.

    Hate the carpet but would LOVE to make a little reading nook in those windows!!

      Too bad pets aren’t allowed — I bet cats would love sitting there and basking in the sun!

    I always assumed this building was under the same ownership as its twin across the courtyard, and that it would be getting the same renovation treatment. Guess I was wrong.
