Thanks as always to DC realtor Kevin Wood for compiling this monthly list of home/condo sales for PoPville. Click below on “September 2016 Sales” for the full list of sales in PDF and excel formats.

We’ve got a map in protype form this month! If you see any glitches please let us know in the comments. Thanks!

For map, zoom in a little closer, make circle size a little smaller, add key. I’m not sure what the map is showing (communicating). Are the light colors lower sales price and the dark red highest sales prices?

Zoom/circle size is controlled by the user …

Does anyone have any thoughts on when the next housing market dip will take place? I hope/ doubt it will be as bad as 2008 but prices have been climbing steadily and many believe the market dips ever 10 years, which brings us to 2018. I’ve been looking into purchasing additional property but the prices are just too high right now to make me believe its a great investment, at least in the short term. It would be nice to position myself to take advantage of the next dip but when will that be? DC is in somewhat of a bubble when it comes to real estate value but it does rise and fall with the rest of the country, perhaps just not as dramatically.

Thanks for hoping for a repeat of the 2008 crash so that you can profit while others suffer! Have you considered running for President?

      • LedroitTigah

        +1 million.

        @bubbleburst, quit being a jerk.

        • Anon

Hey now, if this jerk is dumb enough to make large investments based off random neighborhood blog musings, let them have what’s coming to them?

          • BubbleBurst

All I asked is when the the next housing dip would happen to plan accordingly. I wasn’t advocating reverting back to 2008 or kicking people out of their homes. In fact, I said “I hope/ doubt it will be as bad as 2008”. If someone is willingly selling their house/ property and I’m buying, I don’t see how that transaction harms anyone. @Anon Homeowner, LedroitTigah, Anon- The name calling (jerk/ dumb) is unnecessary, and further detracts from your misinformed comments. @ Formerly ParkViewRes- Thanks for the constructive comments. @ Anonymous- This made me laugh, thanks.

He didn’t say he was hoping for it; it’s a statement of fact that prices go up and down. The DC market is completely over-valued and sometime in the future the market will correct itself. No one knows how big that corrections will be. To BubbleBurst’s point, it could be quite large. In that case, it makes sense not to buy now.

A lot of things going on in this post, but 1. I don’t know how many times I’ve been told “you can’t time the market” but it’s A LOT. 2. Real estate is not a short term investment, unless maybe you’re flipping, and then of course that involves a bigger investment.

I think there’s going to be a dip on March 22, 2019. So if you can wait that long to invest your money, you will be well rewarded.

      • trump

there will be a major dip on election day if Mr. Trump prevails…

  • PetworthMom

The zip is displaying as a number “20,011.00”

  • Ann

The map is a great idea! Could be nice to have different color scales for SFH vs condo.

  • SilverSpringGal

Agree with thedcyears, add a key so I know what I’m looking at. Are darker colors sales over a million dollars? Or maybe the lighter color dots are homes that sold in under a week? Or are they SFH versus condos? Otherwise its great!

  • EPinDC

Since when was the fourth floor of a condo referred to as the “penthouse level”? Real estate…..
