$459,000 ($180 monthly condo fee) sound right for this 2 bed/1.5 bath?

Seems a little small. And noise might be an issue there. That said, somebody will probably pay near asking price.

I live half a block away from here and definitely agree that noise is the issue. For one thing, Howard hospital is right there and you get plenty of ambulances going up and down Florida to/from the hospital. Also, traffic tends to get backed up at the awkward-angle intersection on 6th and Florida so you get a lot of frustrated honking.

You couldn’t pay me to live on Florida Ave.

  • MH

Anonymous — I could be paid to live there, but wouldn’t want to pay that much to do so.

So, if anyone has a place on Florida Ave. that they are willing to pay me to live in, let’s hook up……:)

Well, I guess you’d _better_ throw your car keys away, as there’s no off-street parking! ;)

This looks attractive, but the price looks somewhat on the high side vis-a-vis the prices I remember from last fall when I did some house-hunting in Shaw (that is to say, 3-bedroom houses for $100K more).

    • yoyoyo

A 3 bedroom house in Shaw last fall for $100k?

      • textdoc

Not a house for $100K, houses for ~$100K _more_ than what this condo is going for.

location is definitely not for everyone, but if I had the cash to burn on a condo, this is the type of spot I myself would be looking for, and about what I’d expect to pay.

  • Rock

$459 per square foot for that location seems awfully high to me. Yes, that area is definitely on the upswing, but it’s still a bit of a no-man’s land where your front yard is basically a highway.

    • CA

If this weren’t in “no-man’s land” as you call it, it would cost substantially more where “man roams”.

$459 a foot on Florida Ave? You’re ‘avin a giraffe.
