Fri. Afternoon Rental Option – North Columbia Heights

The Craigslist ad says:

“We are offering our 3 bedroom, 2 bathroom house in Columbia Heights for rent. It’s totally restored and offers everything you’d need. Large bedrooms, separate dinning room, wood burning fireplace, central AC, washer and dryer, deck and landscaped backyard. 3 blocks to green/yellow metro lines, 14th/16th street bus routes. Move in Sept 1st. $2900 + utilities. Deposit=$2900. We’ll have an open house at the end of the month.”

$2900 + utilities sound right for this 3 bed/2 bath?

    So far north Columbia Heights,you can say Hi to Santa. That’s Petworth.

    That is definitely not Petworth. You consider La Molienda, La Cabana and Red Derby to be Petworth?

      Spring Road’s the commonly used border for Columbia Heights (and not to mention Wards 1 and 4. So Molienda and Cabana are in Columbia Heights, while Red Derby and this house are in Petworth (or 16th Street Heights, if that’s what people prefer for that area).

        Dude you’re a little careless for a dude starting a neighborhood boundaries argument with 16th Street Heights! We were planning a war party at Highlands but just decided to have some tilapia and jasmine rice.

      It’s north of the Petworth Metro.Look at the map.

      It’s 16th St Heights. Spring Rd is the boundary between Columbia Heights and 16th St Heights. Petworth is entirely east of Georgia Ave.

      This isn’t hard, people. These neighborhoods have well defined borders.

    Could use peanut gallery related advice: any thoughts on a fair price for a three story 4 full bedroom, 2.5 bathroom fully restored townhouse almost completed and ready to be rented in about a month? Location is within one block of Pworth metro. Thanks!

      depending on a whole, whole lot of factors, a fair price could range from 2800-4000. but I feel like the going rate for your average, nice house in that loc is around 800/bedroom… so 3200?

    So much authoritative information about neighborhood boundaries. I love this meaningless discussion every time it comes up. Petworth is officially to the west of Georgia Ave. While the west of the Avenue often associates itself with Petworth, it is officially North Columbia Heights, as reflected in the tax records.

    Q-Ball, end of row or midway? North, south, east, or west exposure?

    Well I live right across the street in Twin Oaks and I pay 1225 for a one bedroom including all utilities with a balcony that has a view of the park. So, I guess this is a decent deal. Technically it is in Petworth because of the zip code, but everyone considers it Columbia Heights. Its exactly half way between the Petworth and CH metro, but more like 7 blocks to each not 3.

    Can everybody just remember that Petworth is EAST of Georgia Avenue, so if you live in northern Columbia Heights, you aren’t in a neighboring hood? 16H!!!

    Does this really matter? The boundaries for Columbia Heights are subject to considerable debate. Though, clearly, it’s not Petworth. I would say this is in 16th Street Heights, as Spring Rd is generally considered to be the south boundary for Columbia Heights.

    But what really matters is whether the rent is a good deal, and I’d say it’s a bit on the high side.
