The Craigslist ad says:

“Jr. 1 Bedroom Apt
-NEW Carpet
-Updated Kitchen

-Blocks from Petworth-Georgia Ave Metro

This apartment is located on the ground floor is in a twenty unit apartment building. The tenant is responsible for the Electric.”

I think we may have looked at one here a while ago but I like to post ones that I think are good for under $1000. Does $811 sound reasonable for a junior 1 bed at this location?

    $811 is totally fair. Actually, kind of a steal for a 1bdrm, even if it is “junior.” However, anyone who takes it needs to be aware of the crew/gang activities and shootings that have become commonplace in that slice of Petworth.

      Well it’s next door to the police station, so it’s actually in a pretty good spot…

    It seems too good to be true. Is it real? Is it just tiny? Is there something bad about the immediate neighborhood?

        I mean, is there something about that block, or a couple blocks from there, that significantly detract from the price of the rent. I always think when yuo see something too good to be true, there’s a catch. There are myriad other possibilities, I came up with 3. Those three are the ones I’ve found to be the most typical in the outliers.

    I live right next to this apt building. It’s next door to a police station, 1 block from Yes Organic market and the Petworth farmer’s market and only 4 blocks to the metro. For the price it’s a steal. I’ve been inside this building and the apartments are being renovated as they come available (photo is of the new cabinets – not luxury but definitely reasonable). I don’t know of any crime problems in the building. It’s around the corner from a new condo development (Flats @ Taylor St) and across the street from the renovated playground. The pricing is definitely old Petworth, not new Petworth. I think the prices are low because they can only raise by a certain percentage when apartments become available, and I think as recently as 5 years ago most of the apartments were $500-600/month.

    ehh, I don’t wanna say its in the hood, but kinda sorta its right by the 7th and Taylor and Rock Creek crew turf, well its in it sorta. Its not Congress Heights but don’t expect the block of Petworth to be so sweet because you’ll see some unpleasant things in that vicinity.

    I wonder what the actually building is like and what type of tenants are in it.

    well if the crew takes over your building you can just camp out at Qualia.

    Have to laugh about the comments about the 7th and Taylor crew – who are they?!? I live right by this intersection and can’t identify anyone who seems like they could possibly be in a gang on my block. If the 7th & Taylor crew still exists they certainly don’t live at 7th & Taylor anymore.

    Anyway, these days young mothers with their strollers are outnumbering anyone in a crew…

    I’m at the playground across the street all of the time. I feel very comfortable bringing my two young kids there. It’s actually been a nice way to meet other young families in the neighborhood. We had one incident with an unsupervised child around 8 years old over a year ago, but other than that all of my visits have been pleasant. Never seen any crew activity, although there has been graffiti. I would not describe that immediate area as unsafe.

    I walk by here every day; this seems like a great deal for 1 person.

    This is my old place. You don’t want to live here. It’s a shitty basement apartment in a shitty/dirty poorly managed building full of crazy/extremely nosy people and bugs and mice. And there actually is a lot of gang activity and crime that occurs on a daily basis around there too. All of this added up and I had to move. Don’t be fooled people!
