The flier says:

“Beautiful & Bright Efficiency Condo in GREAT LOCATION! Freshly painted and cleaned! Shelving System Conveys! 3.5 blocks to Metro, Safeway & More. Abt 4 Blocks to DC USA! LOW Condo Fee! 45-90-day process from ratification to closing, per BoA, with their Equator online program!”

You can find more info and photos here.

Thanks to a reader for sending because this seems like an amazing deal. It’s yours for $161,000 (with a $179 condo fee).

I’m gonna guess that this will be snapped up fairly quickly. I’ve been looking for a pied a terre in Columbia Heights…

    Short sale. Forget it.

    “Lead based paint” !!

If anyone’s looking for an efficiency in this price range, you should check out my friend’s place on Biltmore St in Adams Morgan. It’s a basement, but not a short sale!

Hey, I live in this building. The other owners are cool and everyone’s pretty quiet and nice. I know there will be some haters because it’s on Fairmont, but I’ve been happy.

  • TaylorStreetMan

This is my old ‘hood. If you like drive-bys, random shootings (foot-based), and constant drug deals out in front of your house, then by all means.

In light of Anon’s post (2:34pm above), maybe that was just my street (same block, but Girard Street, one block over).

I’m Anon–I haven’t had any of those problems in 4 years. Not saying the problems aren’t there, but I haven’t had any trouble.

    • TaylorStreetMan

I’m glad to hear that. Definitely some good folks in that neighborhood.

But during the 3 years I lived there (about a year ago), we had 2 driveby shootings (one of those drivers totaled my parked car), 3 murders (one of an innocent bystander), and the constant presence of drug dealers, even in the dead of snowy winter.

Must have been some weird Girard Street thang. Let’s hope your good Fairmont vibes spread my ex-neighbors on Girard!

why are short sales so bad?

    • I wrote about a short sale for today’s GDoN-R. The post explains why they are not so great.

  • Hokie in the Hood

This area has been my hood for three years, and been around this block even longer. My buddy bought a rowhouse directly across from this building in 2003 and it was really rough – really rough. I bought at 14th and Girard above Dunkin’ three years ago. The area has really quieted down over the last few years thanks to an almost militant police presence.

The folks on Fairmont are a little friendlier than the Girard side and hang out on their stoops and front yards a little more. My cousin actually rented in this building for 2 years and really liked it – with the exception of no elevators and the laundry in the basement. People were quiet and friendly. The Amsterdam on the corner is under new management, the park on 14th has been re-done, and there are plans to build a new building and park on the opposite side of Euclid. Hopefully that will stop the loitering at the BP.

It’s a very convenient location and all in all as safe as any block in Columbia Heights. I think it’s a pretty good deal in the grand scheme of the DC real estate market, but couldn’t live in an efficiency for long.

Hokie – we are neighbors! I just moved in

  • Ace in DC

Wow, what a difference just one block makes – I live at 13th and Euclid and I have had none of the issues of the previous posters.
