I know this house is under contract but since it’s President’s Day I thought this would be a fun one to look at. Do you notice any elements of Mediterranean architecture? It was on the market for $875,000 – sound reasonable?

    I looked at this house. The pictures make it seem nicer than it really is. It is TINY and there is ZERO closet/storage space. There is no yard (parking is under the deck you see). The bathroom shower is insane. The kitchen is nice, but the rest of the house needs work. Given that I looked at this house and put an offer on another house at the same price point, that tells you that I didn’t think it was a good deal. The location is good. I would have said the house was worth $815k.

  • Elements of Mediterranean architecture? Well the tile job in the kitchen makes me a little seasick.

    Based upon location AND having a rental unit AND parking I think this is close to a good price.

    I too was looking in the area, and I loved this house. It was slightly over my price range, however, as I purchased another house for about 100k less.

    Nonetheless, I always thought it was well-priced and could not understand how it sat for so long. The basement rental unit probably generates nearly 2k/month in income, offsetting almost half of the mortgage. The fact that there is only one full bath upstairs is a negative, but a relatively small one. I agree that the layout of downstairs was less than ideal, but I think it was still nice.

    Finally, the location is just awesome.

    Did you notice that a queen bed nearly did not fit in the ONE bedroom upstairs (the other bedroom is being used as an office and is awkwardly laid out). Did you notice that the closet in the bedroom was less than 5 feet wide? The kitchen and location were the only good things about this house. THAT is why it sat on the market for nearly a year. And the basement apartment was terrible. From the outside, I liked the house. I got inside and was shocked.

    BTW- this house is over $700/sf. That is insane for not a great property. I stick with my $815k as the appropriate price.

    Its hard for me to judge this property fairly because ““Hollywood revival inspired by classic Mediterranean architecture” strikes me as so pretentious and absurd.

    The house is looking good .It is surrounded by the beautiful ice.I am saying that because i love ice,but the above comments are saying that it is not as good as it is looking.
