This rental is located at 1857 Mintwood Place, Northwest. The listing says:

  • Is this a basement unit? If so — too much.

  • Looks like it doesn’t have central air — that’s a portable A/C unit hooked up to the window.

    • And if it is a basement unit, it’s possible that central air isn’t necessary. (That said, those portable units are terrible–give me a window unit any day.)

      • Maybe so, but given that this appears to be a basement unit and I don’t see bars on the windows, I’d be worried about the security implications of needing to have the window open when the portable air conditioner is hooked up.

      • When I lived in an English basement, the fact that no AC was needed was my favorite thing about it. I like it pretty chilly, and that place would never best 72 in the summer (nor drop below 60 in the winter…I once went on a 2-week business trip in January, turning the heat down to 55 before I left, and came home to find the thermostat reading 61) even if you turned the HVAC off completely. The humidity could take a hike, but the LL was nice enough to provide an old-but-functional dehumidifier that did the trick nicely.
        But, yeah, the second-best thing about basement units is that they should be cheaper than above-ground units. While the exterior of the building is very nice and the interior is passable, it has nothing that makes it worth *quite* that price point. If utilities (at least electric and water, and gas if it uses any) are included, I could *maybe* see $1700…

      And yes, this is a craptastic apartment that overpriced by $300 or so.

  • When the selling point is: “Beautiful glass mosaic tile backsplash in the kitchen”, you know it’s gotta be overpriced!

    I’m a single guy that doesn’t cook often, and I would hate that kitchen space. I would expect a lot more modern upgrades to this unit to fetch that price… Some might say the location is great, but it’s still a dump at the foot of AdMo.
