Home inspection fees:

“We would be very interested to know what others have been charged for a home inspection (house, not condo). We’re interested in the range of fees, high and low, not just the “best price” – it would also be useful to get a sense of how large the property was. We’re trying to do a reality check on an invoice. Thanks.”

  • 3,200 sq ft, brick, slate, 72 years old, in 2013 inspeciton price was $400.

  • Just paid $500 for a home inspection for a 2700 sq ft house in DC in mid-February. Inspector was fabulous and we were very happy with the service (Enlighten Home Inspections LLC).

  • $395 – 3 bedroom 2.5 bath row house with finished basement and attached garage. The price was made clear to us prior to the inspection.

  • We spent $850 for 2700 sqft single family home in Dec. We spent $650 for 3 story 2100 sqft rowhouse in NW DC a few years ago.

  • Both times I bought I paid in the neighborhood of $500. The size of the house really should have nothing to do with the cost. Both of the inspectors I used charged a flat fee.

  • 3 years ago we paid ~$300/350 (can’t quite remember) for a 1400 sq ft 3br, 1.5 ba rowhouse. No basement or garage but a small attic.

    $425 for the rowhouse we bought last year. $860 for the 4-unit rental property we bought this year.

  • We paid $650 a little less than a year ago for a ~2k sq ft rowhouse.

  • I’ve paid $300-$400 for a condo, $500-$600 for a row house.
    Really depends on what the inspector does:
    For example, you can pay another $50-$100 if he does a termite inspection; about $200-$250 if he does a radon inspection. Lead-based paint inspection would add a pretty penny as well.
    Also, did he go on the roof or eyed it with binoculars?

    I’m a part-time real estate agent and have seen all kinds of inspections. The worst was an inspector that hand-wrote his report and he only charged $200 for a single family home…I kid you not. Sometimes you get what you pay for. At least in my own view, if you are spending $600k-$1mil for a row house in DC, who cares if it was $450 or $800, as long as you feel confident you are not buying a house with material defects.

  • $450. We have a 4 bd/3.5, 2,700 sq. ft. in the district. Our inspector was incredibly thorough and we had no qualms with paying for his expertise.

  • About $800 2 years ago for a 100+ year old DC row house (Wardman-style) ~2200 sq feet

  • $500 is about right price. Think of it as in investment. If you have a good inspector that is trusted and respected in the industry their input goes a long way. They may find something that needs to be repaired or credited to you by the seller that has a value of a couple thousand dollars. That makes it worth it. Hopefully they will find several things that you can use to negotiate on

  • $580 for a 1000sf 3/3 detached house.

  • Mine was $500 in 2010. I think by and large, inspections are a waste of money. I regret having done one. It did not provide me with any peace of mind and didn’t tell me anything I didn’t already know. Admittedly, sample size of 1.

  • $450 a couple weeks ago for a 1700 sf Petworth rowhouse. Inspection was really thorough (lasted approximately 3 hours) from Capitol Hill Home Inspection.

  • $600 for a flipped row house (took about 4 hrs) in 2013 – 3 stories plus basement.

  • That’s a really great question. The prices range by inspector and size of home. Typically they go from $350 – $750. There are also add-ons such as lead based paint inspection, radon, and other environmental inspections. Although in this market, its difficult to get an offer accepted with those add-ons. If you are a looking for a recommendation, I would say check-out Cliff Kornegay of Capitol Hill Home Inspection. Cliff knows his stuff and will often go into spaces other inspectors avoid. Sometimes his reports can be a little scary but his job is to find the ugly stuff. Consulting with your agent will help put you at ease on many of these items. That being said, when I buy my next house, I will definitely use Cliff! If you haven’t already done so, check out: It’s somewhat like Angies list but free. Every time a customer uses a service such as an inspector, they rate the inspector and provide feedback. So rather than just taking my word for it, you can see with your own eyes. Sorry I know it’s self-serving but it truly is a great resource!

  • $350 in 2012 for a 2000sf 4 story row house. 2 people came for a few hours. The inspector and an assistant. He explained everything I wanted to know about and even gave me tips for things I should ask for (because it my home warranty on new construction was about to end). I was provided with a thick document (electronic and paper) that included pictures and an index. His pictures were great because he crawled into places and on the roof that I can’t access. He also had some cool tools like thermal leak detection (with photographs) so I could document that insulation was missing. I also was able to ask him some questions afterwards that he answered very nicely (and free of charge). I was quite pleased. It was Cliff @ Capitol Hill Home Inspection.

  • I think $400 for a 1,000 sf row house four years ago. But others are right, size generally doesn’t matter.

    Also, they generally don’t find much…

  • Paid $400 for one this past winter and $450 for another (both regular row houses 1500 sq ft + basement). Liked the cheaper one better. Most of the issues are usually behind drywall, but a good inspector can look for indicators of problems in any house. I would also caution any buyer to look up their potential place on PVIS DC system to track any permits for the property in the last 15 or so years. If there is any work done to the house in the last 15 years, but PVIS shows no permit…ruh roh. (speaking from experience)

  • $450 for a very thorough inspection of a 2300 sq ft house in Brightwood.

  • We paid $700 (I think) for a 3000 sq. ft townhouse. I realized he was a bit more than others but he came highly recommended. He was incredibly thorough and pointed out many things about the house that weren’t part of the inspection but that would help me be a responsible homeowner. I’ve relied on these tips since this is my first house. I’d use him again in a heartbeat.

  • $300 for 1800 sq ft (inc. finished basement) rowhouse in Petworth. Inspection was in January. Would have been more but we were the second offer on the house after the first fell through, so we had a copy of the original inspection report from the original inspector and just did a walkthrough with our inspector–we did not pay for him to do another written report with photos, etc.
